Responsibilities
- Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, credit screening, criminal background checks, preparing leases, and ensuring smooth move-ins.
- Completes various accounting, financial, administrative, and other reports as assigned.
- Designs and executes offsite marketing activities to drive traffic, including resident referral programs, employer outreach, internet marketing, social media, and special programs.
- Gathers, analyzes, and interprets market and economic trends to recommend improvements.
- Stays informed of changes in technology, industry standards, leasing tools, and processes.
- Manages lease enforcement processes, including apartment inspections, evictions, collections, and notifications.
- Follows up with prospects and new residents to ensure satisfaction and finalize leasing or renewal decisions.
- Executes lease renewal programs in advance of move-out dates and ensures timely signing of renewal documents.
- Responds quickly and courteously to resident and client concerns, taking prompt action to resolve issues.
- Maintains safety, cleanliness, and appeal of the property, reporting malfunctions, injuries, or accidents.
- Ensures the property and show units meet company standards for show quality through daily inspections.
- Resolves customer complaints and stays informed about competitor conditions to sustain occupancy.
- Develops and implements short- and long-term marketing plans and goals.
- Performs other duties as assigned.

Schedule
40 hours per week. Typical site hours of operation (may vary by location):
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
Must be available to work weekends when scheduled.
Requirements
- High school diploma or GED equivalent.
- Preferred experience in property management, sales, marketing, or customer service.
- Strong communication, presentation, and interpersonal skills.
- Proficiency in internet, word processing, spreadsheet, and database management programs.
- Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
- Current valid driver’s license.
Physical Requirements
- Must be able to push, pull, lift, or maneuver weights up to 20 pounds independently and 50 pounds with assistance.
- Frequently required to stand, walk, reach, climb, stoop, and squat; intermittently required to sit and perform keyboard work.
- Routine local travel may be required for business-related errands, meetings, or training.
- Works in an office environment with frequent exposure to outside elements, including temperature variations, weather, odors, and/or hazardous landscape conditions.
