Job Summary Performs mortgage loan servicing functions to include mortgage loan payments, tax and insurance escrow collection and disbursement, service of investor accounts, insurance functions, borrower requests, and loan set up and payoff processes. Essential Functions Conform with all applicable credit union policies along with all state and federal laws relating to the servicing of mortgage loans. Ensure first call resolution through problem solving and effective call handling by active listening. Create and maintain customer records with accurate call details by accurately documenting the reason for call and resolution. Manage daily reversals generated by DNA within MSP. Complete daily balancing of personal daily work totals. Balance entries into the proper investor accounts in DNA using the appropriate general ledger codes. Balance MSP and general ledger computer systems daily. Balance secondary marketing accounts (P&I and T&I) as well as other credit union accounts. Process payoffs of mortgage loans in MSP. Perform all duties relating to escrow account management which includes escrow analysis, research of tax and insurance bills, review and approve payment requests, etc. Respond to and process member requests such as adjusting escrow accounts, loan re-amortizations, private mortgage insurance waivers, adding/updating ACH, etc. Provide backup coverage on daily investor reporting, fund remittance, and the monthly investor reports and close procedures (currently with Fannie Mae and Freddie Mac). Review and verify the appropriate updates for weekly ARM rate changes. Escalate customer issues to management for resolution as needed. Follow all scripts, policies, and procedures. Perform daily and monthly investor reporting tasks (loan changes, payments, payoffs, repurchases, foreclosures, and clearing discrepancies and/or edits). Complete investor remittances timely as scheduled by each investor. Review and process internal and investor invoices/statements while ensuring the accounts are accurately funded. Intake, evaluate, and manage all items related to property damage claims. Perform analysis and complete onboarding of newly funded loans daily. Assist with internal and investor reconciliations/edits to include researching and resolving outstanding overages/shortages. Recommend and implement process and procedure improvements that increase productivity, improve efficiency, and reduce losses and expenses. Assist department management with other tasks, duties, and special projects, as required. Knowledge, Skills, And Abilities Existing knowledge of investor guidelines and regulations for Freddie Mac, Fannie Mae, FHLB, VA, and FHA guidelines in addition to all federal regulations (RESPA, Regulation Z, Homeowners Protection Act, etc). Proficient understanding of mortgage servicing environment. Understanding of accounting and reconciliation processes. Consistent and timely attention to detail and accuracy required. Ability to coordinate and prioritize date and time sensitive daily work functions. Effective and concise analytical skills and ability to translate into easily understood written material. Ability to work well as part of a team, with strong interpersonal communication skills. Well versed with pleasant telephone communication skills.
