About the Role
The Mortgage Loan Disclosure Desk Specialist ensures compliance with federal, state, and investor regulations by preparing and delivering accurate mortgage loan disclosures. This role is essential in maintaining regulatory integrity and supporting smooth loan processing.

Responsibilities
- Prepare and deliver initial disclosures and re-disclosures in accordance with TRID and other applicable regulations
- Review loan applications for completeness and accuracy
- Validate loan data in the Loan Origination System (LOS)
- Monitor disclosure timelines to meet regulatory deadlines
- Assess fee accuracy and validate changed circumstances before issuing re-disclosures
- Collaborate with loan officers, processors, and compliance teams to resolve discrepancies
- Maintain thorough records of disclosure activities for audit readiness
- Stay informed on changes in mortgage regulations and disclosure requirements
Utilizes discretion, judgment, and high-level analytical skills to interpret complex situations.
Requirements
- Minimum 2 years of experience in mortgage lending, preferably in disclosures or compliance
- Experience with FHA, VA, USDA, and Conventional loan products
- Strong knowledge of TRID, TILA/RESPA, and other mortgage regulations
- Proficiency in Loan Origination Systems (e.g., Encompass, Calyx)
- Familiarity with automated underwriting systems (DU, LP)
- Understanding of mortgage insurance and investor guidelines
- Excellent attention to detail and organizational skills
- Ability to manage multiple tasks independently under tight deadlines
- Strong written and verbal communication skills
Qualifications
High school diploma or GED required; Associate’s or Bachelor’s degree preferred.
