Responsibilities
- Determine RESPA eligibility of requested changes and process changes within the established time frame.
- Ensure system is correctly updated with eligible fee changes.
- Determine if baseline is affected by the changes, thereby updating system as required.
- Issue updated regulatory disclosures by making any eligible applicable changes to fees (eligible change of circumstance), charges and values as needed ensuring disclosures are generated and provided to our customers within regulatory guidelines.
- Cook with subsequent TRID Loan Estimates to customers, thereby ensuring disclosures are delivered to customers within requested closing dates while meeting regulatory requirements.
- Work with lenders, assistants and production operations associates to answer questions and/or offer guidance regarding loan status, fees, Change of Circumstance or other related requests.
- Generate daily compliance related reports and ensure all initial disclosures, subsequent Loan Estimate’s (LE’s), and any changes are correctly reflected and placed in the correct section of the LE.
- Serve as a point of contact for mortgage business unit to solve Mavent compliance failures to ensure no negative impact on salability of the mortgage loan to the Secondary Market.
- Identify needed Disaster Reports on loans in current pipeline by monitoring Presidentially Declared Disaster Areas, ensuring reports are ordered and correct fees to borrowers are disclosed.
- Maintain current working knowledge of secondary marketing guidelines in relation to: TRID, REG B and HMDA.
- Provide assistance and back-up support to Specialist 1 on complicated, regulatory compliance disclosure questions.
Qualifications
- High School Diploma or General Education Diploma (GED) required.
- 1 year of experience as a Mortgage Disclosure Specialist 1- or 3- years of mortgage experience required.
- Successful completion (within the first 90 days) of the following ABA classes: RESPA, ECOA (Reg B), Reg Z Overview, and HMDA required.
- Working knowledge or REG Z, RESPA, REG B and HMDA preferred.
- Mortgage compliance experience preferred.
