About the Role

The Project Manager will provide overall management direction for single or multiple projects, establishing objectives and policies, maintaining client liaison, and monitoring construction and financial activities. The role is responsible for completing projects on time, within budget, and to the customer's satisfaction. The Project Manager prepares and reviews bids and proposals, develops business relationships, and identifies new opportunities.

Responsibilities

  • Analyze projects to determine scope, schedule requirements, and evaluate subcontractors and suppliers to ensure projects stay within budget and on schedule.
  • Work with the EHS Department to develop the Project Health and Safety Plan (HASP), conduct safety evaluations, job hazard analysis, and create site-specific safety plans.
  • Enforce and implement EHS recommendations and requirements.
  • Attend project update meetings and coordinate billing and collections with the Accounting Department.
  • Prepare subcontractor subcontracts, bonds, and insurance certificates.
  • Expedite, review, and provide quality control for shop drawings and submittals.
  • Analyze projects to estimate overruns, under-runs, and omissions; verify field dimensions, backing locations, and mechanical/electrical rough-ins.
  • Ensure timely release of approved materials and expedite deliveries and shortages.
  • Verify job readiness and coordinate material installation.
  • Review, code, and return invoices to Accounting; ensure timely invoicing from subcontractors and suppliers.
  • Accrue costs for tardy vendors in the Project Tracking Spreadsheet.
  • Initiate and respond to daily correspondence from clients, vendors, subcontractors, engineers, architects, and the corporate office.
  • Review, issue, and update installation manpower schedules and sequence of operations.
  • Maintain and update the Project Control/Document Control System, including logs for proposals, RFIs, submittals, materials, and outstanding issues.
  • Coordinate with installation teams to complete the final 1% of the job, punch lists, and submit guarantees, warranties, and owner’s manuals.
  • Prepare, submit, and track billings until payment is received; ensure progress payment requests eliminate under-billing.
  • Provide monthly input on projects at risk to the Director of Construction Operations (DCO).
  • Price and process change order proposals, coordinating with the Estimating Department as needed.
  • Maintain job costs and update monthly with the DCO; set up detailed cost projections for all managed projects.
  • Participate in establishing company goals and improving performance through new methods, techniques, and systems.
  • Establish and review priorities for the Project Engineer.
  • Sign vendor purchase orders, subcontractor subcontracts, and change orders within authorized levels.
  • Secure equipment rental quotes, order equipment, and track delivery/pickup.
  • Make project-related decisions except those reserved by the DCO.
  • Prepare and update Cost to Complete Reports monthly.
  • Visit job sites regularly to inspect work, check progress, and resolve project and contract issues.
  • Advise the Project Engineer/Project Superintendent on potential problems and assist in resolving them.
  • Prepare special reports, studies, and statistical analyses as requested.
  • Compile Operations and Maintenance (O&M) manuals and complete project closeout documents.
  • Attend and represent the project team at meetings.
  • Review labor productivity reports with the Superintendent and Foreman to ensure accurate labor projections.
  • Perform other duties as directed by the DCO or Board of Directors.
  • Promote the company and maintain positive working relationships with vendors, subcontractors, clients, and company personnel.

Requirements

  • Bachelor’s degree in Construction Management, Mechanical, or Civil Engineering.
  • Licensing as a Professional Engineer, General Contractor, Pollutant Storage System Contractor (PSSC), or Mechanical Contractor is a strong plus.
  • 3–5 years of experience as a Project Engineer.
  • 5 years of construction experience.
  • Mastery of Microsoft Office products: Excel, Word, PowerPoint, Project.
  • Knowledge of estimating and construction software, as well as scheduling software.
  • OSHA 30, HAZWOPER, and FIRST AID certifications.
  • Competent Person certification for Trenching, Confined Space, and Lockout-Tagout (LOTO).
  • OSHA Trainer qualifications are a plus.

Skills

  • Strong written and oral communication skills.
  • Ability to understand contract plans and specifications.
  • Proficiency in performing accurate estimating and buying takeoffs for mechanical/civil systems.
  • Strong organizational skills and habits.
  • Positive attitude and ability to work in a high-paced environment.
  • History of high attendance and punctuality.

Physical Demands

  • Hearing and vision within normal ranges for conversations, receiving information, and preparing documents.
  • Ability to remain stationary roughly 50% of the time and move about an office or work site the other half.
  • Occasional heavy lifting (30+ lb. / 13.6+ kg), though exertion of up to 10 lbs. of force is more common.
  • Good manual dexterity for using common office equipment (e.g., computers, mobile devices, copiers).
  • Must wear steel-toed boots, protective eye-wear, and hearing protection.
  • Ability to work outdoors during inclement weather, travel by car or plane, and perform high-frequency computer keyboarding and monitor viewing.

Work Environment

Work is performed in office settings, vehicles, and outdoor environments in all weather conditions, including temperature extremes, during day and night shifts. Work may involve emergency and stressful situations. The noise level is usually quiet in offices and moderate in other settings.
