American Campus Communities is seeking a proactive Marketing and Resident Experience Specialist to maximize and drive revenue through strategic marketing and leasing efforts. This role balances marketing initiatives with comprehensive leasing responsibilities, including conducting tours, coordinating move-ins, and managing room assignments. You’ll amplify resident engagement and oversee community events - essential in creating a vibrant living environment to maintain high occupancy and retention rates. You’ll be an integral part of creating an exceptional living experience for our residents. Ideal Candidate The ideal candidate for the Marketing & Resident Experience Specialist role is an early-career, customer-focused professional able to support leasing, marketing, and resident engagement activities within a property management environment. This role includes contributing to leasing processes, supporting marketing initiatives across traditional and digital platforms, and assisting with resident events that enhance community engagement and retention. Candidates should have experience or interest in leasing, sales, marketing, hospitality, or customer service, (including leasing consultant or leasing specialist responsibilities) along with strong communication and organizational skills. While not all candidates will have experience across every area, they should be prepared to develop skills across both leasing and marketing functions. Responsibilities

• Maximize revenue and drive occupancy through marketing efforts, exceptional customer service, and leasing execution.
• Execute the leasing process for prospective residents, including appointments, leads, tours, maintaining show rooms, and completing prospect and future resident follow-up.
• Give informative property tours to potential prospects onsite and create value by anticipating needs and addressing objectives to close the tour.
• Maintain accurate and current prospect traffic and leasing data
