About the role

The Field Marketing Manager will execute community marketing initiatives to support lead generation, traffic, and promotion of active and upcoming Neal Communities.

Responsibilities

  • Gather, analyze, and interpret housing market data, demographic trends, economic indicators, and competitive intelligence to identify opportunities and risks.
  • Evaluate housing demand, pricing trends, migration patterns, employment trends, and consumer preferences to identify attractive submarkets and future growth opportunities.
  • Maintain sophisticated financial underwriting models supporting land acquisitions and community investments.
  • Partner with the CEO and Land Acquisition team to provide objective market intelligence supporting investment decisions.
  • Support strategic decisions regarding promotions, incentives, and inventory management.
  • Serve as a trusted advisor to the President and Executive Leadership team on market intelligence and competitive trends.
  • Translate complex analytical findings into clear business recommendations supported by sound judgment.
  • Balance quantitative analysis with qualitative observations to provide practical business insights.
  • Support annual strategic planning with market forecasts, economic outlooks, and competitive assessments.
  • Exercise discretion when handling confidential financial, strategic, land, customer, and competitive information.
  • Develop dashboards, executive reports, and market studies that communicate actionable insights.
  • Utilize Zonda, MetroStudy, MLS, Power BI, Excel, GIS tools, Census data, and other market intelligence resources.
  • Develop predictive models forecasting sales pace, pricing trends, and housing demand.
  • Maintain internal market intelligence databases while continuously improving reporting processes.
  • Ensure data integrity, consistency, and accuracy across reporting platforms.
  • Partner with Land Acquisition, Finance, Sales, Marketing, Operations, and Executive Leadership to ensure major business decisions are supported by objective market intelligence.
  • Foster collaboration across departments by providing timely, unbiased market insights.

Requirements

  • Bachelor’s degree in business, real estate, finance, economics, data analytics, or another quantitative field.
  • 5-7 years of progressively responsible experience in market intelligence, market research, strategic planning, real estate analytics, land acquisition analysis, or financial underwriting.
  • Experience within residential homebuilding, residential development, commercial real estate, or real estate consulting strongly preferred.
  • High proficiency in data gathering, analysis, and presentation tools including Microsoft Excel, PowerPoint, Power BI, and AI-enbabled analytical tools, and other housing market databases such as Zonda and MetroStudy.
  • Experience supporting executive-level decision making preferred.
