NMTC Portfolio Management

  • Loan Monitoring
    • Develops relationships with borrowers and conducts regular loan monitoring reviews.
    • Prepares credit reviews for each loan on a regular schedule.
    • Evaluates borrower/sponsor financial condition and operating performance.
    • Analyzes project status reports, covenants, and compliance.
    • Makes risk rating recommendations based on data analysis.
  • Construction Disbursement Management
    • Reviews and approves construction draw packages.
    • Ensures compliance with loan documentation, budget, and timelines.
    • Takes proactive steps to support on-time project delivery.
  • Site Visits
    • Conducts regular site visits across the portfolio.
    • Prepares site visit reports.
  • Loan Extensions and Modifications
    • Assesses necessity, feasibility, and creditworthiness of extensions or modifications.
    • Conducts analysis and makes recommendations for extension or modification terms.
  • Non-performing Loans
    • Manages special attention or non-performing loans.
    • Conducts site inspections, appraisals, and borrower/project financial analyses.
    • Participates in loan restructuring strategies and compliance monitoring.
  • Portfolio Data Collection and Reporting
    • Collects and analyzes portfolio credit data for audits and reports.
  • NMTC Unwinds
    • Leads the formal unwind process for NMTC transactions.
    • Collaborates with legal counsel to structure and negotiate unwind documents.
  • NMTC Transaction-level Activities
    • Led reporting efforts to the CDFI Fund.
    • Engages with CDFI Fund compliance staff.
    • Supports the NMTC and Impact Investing teams.
    • Assists with preparing and presenting materials to the NMTC Advisory Board.
  • Customer Service
    • Maintains positive relationships with internal and external associates.
    • Responds promptly to requests in a professional manner.

Skills Required

  • Experience in real estate and business lending.
  • Proficiency in financial statement analysis and covenant compliance.
  • Experience with New Markets Tax Credits transactions.
  • Familiarity with business law concepts.
  • Microsoft Office Suite proficiency.

Education & Requirements

  • Bachelor’s degree required; advanced degree preferred.
  • Demonstrated self-motivation, dedication, creativity, and perseverance.
  • Strong teamwork, collaboration, and time management skills.
  • Willingness to travel across LIIF’s national locations.
  • Valid driver’s license required.
