Position Summary

Under the general direction of the Director of Facilities Maintenance or designee, the General Maintenance Manager oversees the timely and cost-efficient management of multiple disciplines in a complex research and medical facility. This position manages and coordinates staff or outside vendors who perform services and repairs in carpentry, painting, grounds, and locksmiths.

Essential Functions

  • Has the authority to direct and support daily work activities.
  • Has the authority to undertake the following employment actions: hiring, termination, corrective action, and performance reviews.
  • Supervise and oversee the maintenance departments response to weather events.
  • Maintains current knowledge of all applicable codes, regulations, standards, and accreditation requirements for area of responsibility.
  • Makes sure assigned projects are completed for conformance to plans, specifications, and standards.
  • Understands NFPA 101, ANSI regulations, and ensures institutional policies regarding ILSM and ICRA are followed.
  • Requisition tools, equipment, and supplies needed to effectively maintain and operate the facility.
  • Initiates or suggests plans to motivate workers to achieve work goals.
  • Makes sure staff work assignments and various reports are reviewed daily.
  • Contact vendors, suppliers, and contractors to review proposed work, obtain quotes, make repairs, install new equipment, etc.
  • Creates purchase requests within Computerized Maintenance Management System (CMMS) and collects invoices for payment processing.
  • Conducts building inspection tours to identify deficiencies throughout the campus buildings.
  • Works effectively in a busy environment.
  • Has strong computer skills (MS office suite), analytical skills, and knowledge of data collection and analysis.
  • Acts as inside consultant for issues related to building construction projects, understanding the interactions between building systems.
  • Understands and coordinates the scope and estimate of work required on projects or work orders, to ensure deadlines are met.
  • Involves contractors when appropriate to complete projects.
  • Surveys existing conditions, identifies building systems needs/capabilities, acts as Facilities Department liaison with Project Managers, participates in design review meetings, specifies appropriate equipment, works scope, assists in installation, and approves project turnover.
  • Ensures 24/7 coverage for operational and emergent situations such as snow or other weather-related emergencies.
  • Is available to be on call on a rotating schedule with other Maintenance Managers.

    Required Qualifications

    • BS in related field or equivalent experience.
    • 5-8 years related work experience required, and 3-5 years supervisory/management experience required.
    • Experience with computer systems required, including web-based applications and Microsoft Office applications.
    • Certification or ability to obtain within 6 months one of the following or equivalent: Building Operating Management Association (BOMA), Building Operator Certification (BOC), Certified Healthcare Facilities Manager (CFHM), Certified Professional Maintenance Manager (CPMM) or Construction Supervisor License (CSL).
    • Ability to travel to offsite locations.

    Preferred Qualifications

    • Construction Supervisors License (Unrestricted).
