Manager, Enterprise Capital Planning & Operations

Responsibilities

  • Own the strategy, development, and execution of GREWE's multi-year capital investment plan in alignment with the Long Range Plan (LRP) and company planning timelines.
  • Document, develop, and communicate clear capital planning processes — including intake, approvals, change logs, reporting, etc.
  • Derive insights from portfolio performance and opportunities to prioritize and effectively manage the capital budget.
  • Enable a Capital ‘community of practice’ and serve as primary liaison across Design & Construction (D&C), Facility Management, Finance, Controllership, Portfolio & Metro Strategy, Technology/Digital Workplace, and GREWE Leadership.
  • Lead day-to-day capital management process & operations — driving execution, governance, efficiency and consistency across the real estate portfolio.
  • Own and evolve the capital tooling ecosystem, ensuring alignment across TM1, IWMS, Oracle, and Fixed Asset reporting platforms.
  • Provide business and subject matter expert support for tooling and technical roadmaps evolution.
  • Lead change management efforts to drive adoption of capital processes, tools, training programs, and governance standards.
  • Develop, maintain, and govern the GREWE Capital Project Playbook and end-to-end Capital Process documentation; deliver analytics and reporting across capital investments, depreciation, project budgets, CBA analysis, and project due diligence.
  • Standardize processes to improve operational consistency, execution efficiency, and governance compliance; maintain historical capital project data, supporting documentation, and reporting records as the system of record.
  • Serve as governance and controls lead for global capital project management — owning SOPs, RACI, process documentation, and compliance activities (PRSA, OREs, etc.).
  • Accountable for quarterly KPI reporting, governance reporting, workflow management, and controls management — defining core metrics and performance measurements to track operational and financial effectiveness.
  • In partnership with Financial and D&C teams, improve capital forecasting, budgeting utilization, cost-benefit analyses, operational efficiency, reporting consistency, and project governance.

Qualifications

  • 5+ years of experience in or across Capital Planning, Financial Planning & Analysis (FP&A), Corporate Real Estate, Strategic Planning, Program Management, Change Management, Design & Construction, or other related disciplines.
  • Proven program management skillset, with the ability to develop and optimize business processes, operating models, drive roadmaps/timelines, manage risks, and deliver results across a complex, matrixed organization.
  • Strong financial acumen with expertise in capital planning, budgeting, forecasting, depreciation, cost-benefit analysis, and investment decision-making.
  • Advanced analytical and problem-solving capabilities, including financial modeling, scenario planning, forecasting, and data-driven decision-making.
  • Exceptional executive communication and storytelling skills, with the ability to synthesize complex information into clear recommendations and actionable insights.
  • Demonstrated ability to influence stakeholders across all levels of the organization and build strong partnerships across Finance, Operations, Technology, and business teams.
  • Comfortable navigating ambiguity, creating structure from white space, and driving a roadmap of continuous improvement.
  • Experience leveraging AI ‑ enabled tools (e.g., Copilot, ChatGPT, Claude Code) to enhance productivity, insight generation, reporting, and operational efficiency.
  • Experience with enterprise planning, financial planning, and project management platforms preferred (e.g., TM1, Oracle, IWMS/TRIRIGA, Power BI, Excel).
  • Self-starter with a positive attitude, and a sense of humor!
