Responsibilities
- Conduct regular jobsite visits to monitor construction progress.
- Review project schedules, subcontractor issues, and city requirements with the General Contractor’s Project Manager and Superintendent to ensure on-time delivery.
- Manage the Request For Information (RFI) process.
- Manage the submittals process.
- Review Change Order requests with General Contractors, Project Managers, and Superintendents.
- Review and initial Change Orders prior to sign off by the Senior Manager, Construction or above.
- Review and initial draw requests prior to sign-off by the Senior Manager, Construction or above.
- Review and update project budgets with the Senior Manager, Construction or above on a weekly basis.
- Monitor the General Contractor’s site safety program.
- Provide weekly project updates to key stakeholders.
- Manage the project closeout process including warranties, as-builts drawings, operations and maintenance manuals, and the Notice of Completion.
- Manage the turnover process with the Operations team.
Requirements
- 3+ years of experience in multifamily construction (project manager or equivalent experience).
- 2+ years of experience in construction management or engineering.
- Bachelor’s Degree (or equivalent experience).
- Proficient in Google Suite, Smartsheet, Microsoft Excel, and Microsoft Word.
- Strong written and verbal communication skills.
- Occasional travel required.
- Valid California driver’s license; maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
Pay
Base Pay Range: $121,100.00 - $164,300.00. Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
