As part of this mission, the Maintenance Technician plays a crucial role in ensuring the enclosed mall property is safe, clean, and comfortable for patrons and tenants.

Responsibilities

  • Inspect all aspects of the physical plant daily and correct all property deficiencies promptly.
  • Address issues with vendors, oversee repairs, and report ongoing issues to the property management team.
  • Directs and supervises all staff; maintains safety and integrity of all buildings, systems, and equipment; ensures continuous compliance with all laws, codes, ordinances, and environmental issues.
  • Directs, supervises, and manages all vendors, including janitorial, security, landscaping, HVAC, plumbing, and electrical services; monitors expenses to ensure “best value” is obtained.
  • Projects future needs including capital improvements, repairs, and operating requirements; obtains bids from vendors and suppliers requiring HPG corporate office approval and signature.
  • Maintains knowledge of the area market and demographics and stays informed about present and future competition; actively participates in the mall’s marketing program.
  • Maintains knowledge of all interior and exterior systems and procedures, including electrical, interior, and exterior fire systems, HVAC systems, water and sewer systems, roofing, landscaping, and parking lot maintenance.
  • Aid in and serve as a liaison with Hull Property Group’s construction group during tenant or property construction projects as needed.
  • Assist tenants with resolving maintenance issues and direct their concerns to the appropriate property management team member.
  • Perform some administrative office work, including completing and submitting reports to Hull Property Group’s property management team, assisting in outreach to local service contractors, reviewing/approving invoices, and other miscellaneous office tasks.
  • Be available for after-hours emergency maintenance as needed or required.
  • Repair and maintain property and maintenance equipment; inspect interior and exterior regularly.
  • Compile information regarding service contractors, service agreements, and other projects, as directed by the Property Manager.
  • Assist the Property Manager with other duties as assigned.

Requirements

  • 2+ years facilities/building maintenance experience.
  • Available for after-hours emergency maintenance as needed or required.
  • Demonstrated ability to handle and prioritize multiple tasks and demands in a fast-paced environment.
