About the Role
Our Make Ready Technician prepares vacant apartments for move-in and assists with maintenance requests. This role contributes to community retention by maintaining community appearance and providing high-level customer service. Responsibilities may also include grounds keeping, housekeeping, and pool maintenance.
Responsibilities
- Prepare vacant apartments for move-in, including removing trash and completing necessary repairs or replacements
- Touch-up paint in apartments and community areas as needed
- Respond to and complete service requests in a timely manner
- Coordinate with the maintenance supervisor and team to prioritize daily tasks
- Provide excellent customer service when interacting with residents, guests, and vendors
- Identify and correct or report safety hazards, maintenance needs, or hazardous conditions
- Perform preventative maintenance on community equipment
- Ensure community appearance by replacing lightbulbs, removing trash, painting, and performing repairs
- Accurately complete records in Onesite for service requests, preventative maintenance, and make-ready tasks
- Assist with grounds keeping, pool maintenance, housekeeping, distribution of notices, apartment inspections, and other tasks as needed
Requirements
- Six months of maintenance experience, preferably in the apartment industry
- High School Diploma preferred; certification from an accredited trade school highly desired
- EPA Type I, Type II, or Universal certification preferred
- Experience with tile work, carpentry repairs, and all facets of the make-ready process
- Ability to work a varied schedule, including weekends and holidays
- Must be able to read and write in English at an intermediate level to interpret diagrams, meters, and instructions
- Requires public contact and excellent interpersonal skills
- Attendance and punctuality are essential for success in this position
Physical Demands
- Exposure to constant activity requiring intermittent standing, bending, crouching, pushing/pulling, and climbing ladders/stairs
- Walking on rooftops and lifting/moving/carrying materials, appliances, or equipment up to 50 lbs.; use of dolly/buddy system for items over 50 lbs.
- Manual dexterity to operate small-motorized equipment (e.g., repetitive hand/wrist, gripping, and elbow motion)
- Normal range of hearing, vision, color discrimination, and depth perception for operating machinery and equipment
- Exposure to low to medium noise levels when using machinery or power tools
- Must complete tasks while wearing appropriate personal protective equipment (PPE) such as goggles, masks, and gloves
- Regular exposure to outdoor environments (e.g., heat, cold, damp, rain) and potential hazards minimized through proper safety training and PPE
