About the Role
The Make Ready/Porter keeps our vacant units turnover-ready and our grounds looking sharp, so every resident's first impression is a great one. This is a hands-on role split between preparing vacant apartments for move-in and maintaining the overall appearance of the property. If you take pride in doing things right and enjoy variety in your day, this role is for you.
Responsibilities
Make-Ready Duties
- Prepare vacant units for move-in — hauling trash and debris, removing old flooring or carpet, and assisting maintenance with turnover tasks
- Assist with light repairs, touch-up paint, and cleaning support to bring units to make-ready standard
- Move appliances, furniture, and materials as needed during unit turnovers
- Support pre-move-in walkthroughs alongside the maintenance/community team to confirm units meet standards
- Report any needed repairs, damage, or safety issues discovered during turnover prep
Grounds & Curb Appeal
- Walk the property daily to identify and address debris, litter, or maintenance concerns
- Maintain clean, welcoming common areas, parking lots, breezeways, and building exteriors
- Remove trash, bulk items, and debris from grounds and dumpster areas
- Assist with light landscaping upkeep, including edging and blowing
- Pressure wash walkways and common areas as needed
General Operations
- Deliver notices and communications to resident doors as directed
- Maintain cleanliness and organization of the maintenance shop and storage areas
- Operate equipment safely and responsibly
- Support team members across departments when the property needs it
Requirements
- Prior make-ready, porter, or property maintenance experience preferred
- Comfortable working both indoors and outdoors in varying conditions
- Reliable, punctual, and self-motivated — you don't need to be told twice
- Strong attention to detail and pride in property appearance
- Ability to lift a minimum of 50 lbs.
- Valid driver's license preferred
- Bilingual (English/Spanish) a plus
- High school diploma or equivalent preferred
