About the role

As a Make Ready, you will ensure all vacated apartments are thoroughly restored to "market ready" status in a timely manner according to the manager's timetable.

Responsibilities

  • Conduct all business in accordance with company policies and procedures.
  • Inspect vacated apartments and complete a make-ready checklist.
  • Inform the Lead Maintenance and Community Manager of needed services and repairs.
  • Prepare units for new move-ins, including checking and replacing lights as necessary.
  • Repair or replace windows, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
  • Inspect and report issues with appliances; assist in changing or removing appliances.
  • Make keys when necessary.
  • Check, repair, or replace faucet sink plugs; install ceramic tile backsplash in the kitchen.
  • Replace washers and perform exterior repairs to sinks, bathtubs, etc., when warranted.
  • Assist with painting duties when requested.
  • Repair or replace curtains, mini-blinds, ceiling fans, etc.
  • Repair plaster holes in walls and paint as necessary.
  • Inspect bathroom tiles and perform minor repairs or replacements.
  • Change A/C filters.
  • Operate carpet cleaning equipment to clean carpets.
  • Assist during trash-out of the apartment, including moving heavy or bulky items to the dumpster.
  • Complete any other projects as directed.

Requirements

  • Minimum one year of full-time related experience.
  • Willingness to perform all required tasks.
  • Strong verbal and written communication skills in English; bilingual in Spanish is a plus.
  • Knowledge of work safety habits.
  • Ability to professionally represent the company.
  • Maintain a valid driver’s license and have reliable transportation.
  • Able to work on call (as necessary or during emergencies) and extended hours, including after-hours and weekends.
  • Meticulous attention to detail.
  • Ability to organize and prioritize work.
  • Strong social skills to interact with residents.
  • Self-motivated; ability to work individually and on a team.
