Maintenance Worker III

About the role

VOA–Greater New York seeks a Maintenance Worker III to oversee facility maintenance at the Creston Avenue Residence in the Bronx, NY 10468. The role supports housing for chronically homeless individuals and families, veterans, and others, requiring availability for emergency response.

Responsibilities

• Prepare and carry out a preventative maintenance plan including fire safety, OSHA and other systems requirements.
• Handle selected repairs in the building including HVAC, painting, MEP, etc.
• Maintain highest standards of cleanliness and safety in all facility areas and mechanical equipment (boilers, HVAC, etc.), with attention to inspection‑sensitive zones.
• Ensure compliance with all regulatory agency requirements and inspections (DOB, FDNY, HPD, DHS, OMH, etc.).
• Assist in curing violations through repairs, paperwork, and court appearances.
• Log and track property maintenance, work orders, inventory, and purchases in a computerized maintenance system.
• Ensure equipment is in good working order and stored safely when not in use.
• Provide reliable backup for Maintenance Technician.
• Be available to respond to emergency calls outside regular work hours.
• Perform other duties as required.

Requirements

High School Diploma and three years of related building maintenance experience, including one year of supervisory experience; or an equivalent combination of related experience and specialized education/training.

Qualifications

• S‑12: City Wide Sprinkler Systems / S‑11 Residential Sprinkler Systems
• S‑13: City Wide Standpipe Systems
• S‑95: Supervision of Fire Alarm Systems and other related systems
• P‑98: Fuel‑oil Piping and Storage Systems
• F‑80: Coordinator of Fire Safety and Alarm Systems in Homeless Shelters
