Maintenance Technician -The Glenn Hopkins

Complete all maintenance assignments in a timely manner, assist outside vendors with building and equipment issues, provide oversight and emergency response for campus equipment and systems, and complete required inspections. Work with agencies on code compliance and inspections.

Responsibilities

• Assist in maintaining all mechanical equipment, emergency systems, building fixtures, and groundwork as needed.
• Complete all work orders quickly and efficiently.
• Report any problems or deficiencies to the Director of Maintenance.
• Ensure knowledge of building codes and regulatory compliance issues.
• Interact positively with team members to maintain census by completing apartment turns immediately.
• Maintain the grounds, including trash removal, sweeping, dumpster areas, snow plowing, etc.
• Test resident security systems as required.
• Assist with custodial duties, including but not limited to trash removal and carpet cleaning.
• Perform any maintenance task as directed.

Requirements

• Two years of education and/or experience in maintenance, preferably in residential property management.
• Boiler License is helpful.
• Skills in mechanical, electrical, plumbing, appliances, doors, and windows.
• Ability to motivate oneself and work independently.
• Strong organizational skills.
• Ability to relate to the elderly in a patient, compassionate, and courteous manner.
• Maintain confidentiality.
• Able to read, write, spell, perform basic math, and communicate effectively in English.

Physical Requirements

• Move, push, pull, and/or lift objects weighing up to 75 pounds.
• Use hands and arms for simple grasping, pushing, and pulling to sweep, mop, and handle cleaning solutions/chemicals.
• Perform tasks requiring actions of muscles or muscle groups to walk, stoop, bend, lift, and carry objects.
• Walk and/or stand for prolonged periods.
• Speak clearly and be understood in face-to-face interactions.
• See objects closely to read directions, instructions, and chemical warnings.
• Hear normal sounds and voices with some background noise to receive verbal instructions and communicate.
• Climb ladders, work in warm areas, and operate drills, sanders, saws, snow blowers, tractors, and other mechanical equipment daily.

Environment

This position is subject to both inside and outside environmental conditions, including temperature changes and outside weather conditions.

Schedule

Shifts are generally assigned, but the employee must be available to work various shifts, weekends, holidays, evenings, and/or overnights.
