Maintenance Technician - Silversaw

About the Role

Performs technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance-related tasks.

Responsibilities

• Completes assigned work orders from resident requests within 24 to 48 hours, as well as routine property upkeep by diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
• Prepares vacant apartment homes for leasing and new move-ins by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
• Manages materials, supplies, equipment, and tools from the maintenance shop, tracks inventory, returns unused items, and notifies supervisors about reordering needs.
• Completes accurate and timely documentation for service requests.
• Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, general cleaning, and painting curbs and signage.
• Supports cost-cutting programs by repairing rather than replacing parts when possible and minimizing waste.
• Periodically inspects work performed by contractors and vendors to ensure quality and adherence to specifications.
• Complies with company safety and risk-management policies, attends safety meetings, completes OSHA training, and reports accidents promptly.
• Demonstrates customer service skills by treating residents with respect, responding to complaints sensitively, and completing work orders efficiently.
• Conducts routine and periodic property inspections to identify safety concerns, maintain property condition, and communicate needs to management.
• Meets predictable attendance, punctuality, and physical demands of the position.

Requirements

• Employment history demonstrating knowledge and safe use of hand tools, power tools, mechanical equipment, and measuring devices.
• High school diploma or GED preferred.
• Ability to read, write, and communicate effectively in a professional support capacity.
• Mathematical skills to perform basic calculations for maintenance duties.
• Ability to apply logical thinking to define and correct problems, follow instructions, and handle standardized situations.
• Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
• EPA certifications Type I and II or Universal for refrigerant recycling, plus any state/local certifications.
• Current valid driver’s license.

Schedule

This position is scheduled for 40 hours per week. Typical site hours are 9:00 AM to 6:00 PM Monday through Friday, 10:00 AM to 5:00 PM Saturday, and 1:00 PM to 5:00 PM Sunday. Service Technicians must be available for on-call duties during evenings, weekends, and holidays and must perform essential job functions independently.

Work Environment

Work is performed both inside and outside apartment buildings and across all property areas, including amenities. Frequent exposure to outside elements such as temperature changes, weather, odors, and landscape hazards may occur.

Physical Demands

• Regularly uses hands to handle objects, type, and communicate.
• Frequently stands, walks, reaches, climbs, stoops, and squats.
• Must physically access all parts of the property and amenities, working in all weather conditions (rain, snow, heat, hail, wind, sleet).
• Operates golf carts (where available), walks extended distances, and navigates stairs daily.
• Must lift, carry, push, or pull up to 50 pounds independently and up to 150 pounds with assistance.
• Requires close, distance, color, peripheral, and depth perception, as well as the ability to adjust focus.
• Routine travel may be required for property assistance, training, or business meetings.
