About the role

This part-time weekend position (16 hours/week) is responsible for daily building, grounds, and equipment operations at Midtown Mall to ensure property appearance, safety, tenant satisfaction, and efficient building operations. Schedule: 9:00am–5:00pm every Saturday and Sunday.

Responsibilities

  • Perform repair and maintenance of building plumbing, electrical, windows, doors, and mechanical systems.
  • Clean and mop restrooms daily; sweep and mop mall floors as needed.
  • Clean mall windows weekly.
  • Maintain appearance and cleanliness of the site, including vacancies.
  • Notify Property Manager or leadership of emergency situations, hazardous conditions, or problems.
  • Conduct periodic inspections of building equipment, mechanical systems, and property; submit reports as specified.
  • Ensure a clean and safe work environment; operate equipment following safety policies.
  • Remove snow/ice, salt, and sand sidewalks/drive paths during winter weather.
  • Daily unlock common area doors; check condition of door closers, locks, hinges, thresholds, and glass.
  • Ensure vacancies and restrooms are broom clean, dry, and presentable (no stained ceiling tiles).
  • Maintain lawns, shrubs, planting beds, hedges, trees, and flowers.
  • Inspect and report issues with property signs (traffic control, For Lease, parking, handicap, monument, pylon).
  • Inspect roof areas, drains, and sewer systems for debris and deterioration.
  • Check common area lighting and time clocks for proper operation.
  • Maintain positive work atmosphere with tenants, vendors, co-workers, and management.
  • Plan, organize, and prioritize work duties to meet deadlines.
  • Adhere to KA’s attendance, grooming, appearance, and work policies.
  • Perform other duties as assigned.

Requirements

  • Three to five years’ experience in property building maintenance, troubleshooting, and janitorial duties.
  • Working knowledge of mechanical, electrical, plumbing, fire/life safety, and security systems.
  • Ability to complete maintenance needs on time and prioritize tasks.
  • Quick response to emergency after-hours calls as necessary.
  • Effective communication and relationship-building with Property Managers, tenants, and vendors.
  • Attention to detail and excellent verbal/written communication skills.
  • Ability to work under pressure, meet deadlines, and provide exemplary customer service.
  • Compliance with company policies and procedures.
  • Valid Driver’s License and satisfactory Motor Vehicle Record; must have a vehicle for commuting and transporting equipment/supplies.
  • Ability to work evenings, weekends, and respond to emergencies.

Physical Demands

Work is performed in outdoor and indoor environments, including tenant spaces, with exposure to cold, wet, hot, or humid conditions. Frequent standing, walking, use of hands/fingers, handling tools, reaching, climbing, balancing, stooping, kneeling, crouching, or crawling. Ability to lift 25 pounds frequently and up to 75 pounds occasionally.
