Maintenance Technician - Part-Time
It's 7:45 a.m. and a new resident moves in at noon. The apartment needs a final walk, a light bulb swapped, and the grounds outside the building need a quick pass before the leasing team starts showing the property. That's where this role lives.
About the role
Redstone Residential manages more than 38,000 beds across 20 states, operating as one of the country's largest third-party student housing managers while also growing a conventional multifamily portfolio. This part-time Maintenance Technician position sits at their Orem, Utah property.
Day-to-day, the role centers on two things: curb appeal and turns. You'll keep common areas, hallways, the clubhouse, and building exteriors clean and presentable. You'll manage apartment turnovers, making sure each unit is in move-in-ready condition before a new resident takes the keys. Basic repairs, grounds maintenance, landscaping, pool upkeep, and trash removal all fall within scope. When something exceeds your bandwidth, you flag it to the Maintenance Supervisor or Property Manager so nothing slips. Emergency response is part of the job. Redstone has defined policies and procedures for after-hours situations, and you're expected to follow them. Customer service matters here too. Resident interactions happen constantly, and how you handle them affects satisfaction scores and retention.

One practical note for candidates: student housing properties run on tighter turn cycles than conventional multifamily. At a Redstone community, the make-ready window between a student lease-end and the next move-in can be compressed to days rather than weeks. If you've worked turns under that kind of time pressure before, that experience will translate directly here and set you apart from candidates who haven't.
