Position Overview: Job Title: Maintenance TechnicianSalary: $24.00 - $28.00 per hour, depending on qualifications, education, and prior experienceSchedule: Monday - Friday; 8am - 5pm Explore Camelot Estates: https://www.camelotipgliving.com/ Job Description Summary We are seeking a dedicated Maintenance Technician to support the operations at a manufactured housing community, Camelot Estates (155 homes), located in Bremerton, WA. This position involves performing technical and mechanical work that ensures the physical aspect of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality. Key Responsibilities: Represent Investment Property Group in a positive and professional manner at all timesPerform general grounds maintenance, including mowing, edging, trimming, and leaf removalOperate power tools and equipment safely (mowers, trimmers, blowers, etc.)Use a chainsaw to cut and remove large tree limbs or debris that fall on propertyMaintain cleanliness of common areas, lawns, walkways, and parking areasInspect and maintain irrigation systems; adjust, repair, or replace sprinklers and valves as neededAssist with the inspection of the property and all common areas each morning and address areas that require attentionVacuum, sweep, clean toilets, take out the track, scrub floors, disinfect hallways, and remove litter around the property, breezeways, stairwells, community rooms, and leasing officePerform trash-out duties, including removing abandoned furniture, trash and boxes, and transferring the items to dumpsters or storage areas. Report maintenance or safety issues promptly to managementOther tasks assigned by Maintenance Supervisor, Community Manager or Regional Manager. Requirements Qualifications & Requirements: 1+ years prior experience as a Maintenance Technician at a manufactured or multi-family apartment community of 100+ unitsAbility to interact professionally with community residents, staff members, and visitorsMust possess knowledge and skills in the safe use and maintenance of power tools and mechanical equipmentTime management and problem-solving skillsAbility to perform physical tasks, including walking, standing, lifting, bending, and pulling throughout the workdayAbility to identify areas for improvement and offer suggestions to improve efficiency, productivity, and profitability of the propertyA positive attitude and a team player What Will Make You Stand Out: Hands-on experience maintaining or repairing septic systems, including troubleshooting or basic pump or line repairsKnowledge of well-fed water systems and the ability to diagnose and resolve water pressure or filtration issuesComfortable working with electrical components, including safely changing out electrical meters and breakersSkilled in basic plumbing repairs, such as fixing or replacing outdoor spigots and water connections.
