Responsibilities
- Performs general and specialized maintenance and repairs in a multifamily residential community, including plumbing, HVAC, structural, and electrical systems.
- Tests and troubleshoots items such as thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, and new or renovated construction.
- Applies proficient skills in electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
- Completes resident-requested repairs within 24 hours and vacant home maintenance to LMH standards.
- Performs on-call service requests and emergency calls.
- Participates in routine inspections (QC, move-in, preventative maintenance, machinery, appliances).
- Maintains and cleans common areas, including trash removal and snow removal (if applicable).
- Trains or guides other maintenance team members in skilled tasks.
- May lead or supervise other maintenance team members in the absence of management.
- Updates and closes service requests using Yardi Mobile.
- Demonstrates safe use of hand and power tools, equipment, and machinery.
- Reports maintenance concerns for homes, community, or common areas to supervisor.
- Attends department meetings, resident functions, training, and work-related events.
- Complies with OSHA safety regulations, local laws, and LMH Standard Operating Procedures.
- Follows safe work practices, including Lockout Tag-out, Confined Space Entry, hazardous chemical use, PPE, ladder safety, and working from elevated surfaces.
- Operates a company or personal vehicle for work-related travel.
Requirements
- Five or more years of related maintenance experience preferred.
- Intermediate-level experience in electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
- HVAC and EPA certifications preferred.
- Some supervisory or lead experience preferred.
- Strong communication skills for interacting with coworkers, managers, vendors, and residents.
- Expertise in operating hand and power tools, basic electrical, carpentry, painting, and small machinery repair.
- Extensive knowledge of appliances.
- Basic computer skills (mobile devices, PC).
- Valid driver’s license.
- Ability to operate a company or personal vehicle or electrical cart.
- Availability for on-call work, off-hours, and emergency overtime.
- Ability to arrive at the property within 60 minutes for service requests.
- Ability to travel to regional locations for work, training, or meetings.
Qualifications
- Independently lift/carry up to 65 lbs.
- Frequent reaching, stooping, bending, and kneeling.
- Extensive walking, standing, and climbing stairs/ladders.
- Ability to work in extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and loud noises.
- Willingness to work indoors and outdoors in all weather conditions and potentially hazardous environments.
- Ability to meet ADA, FMLA, and other federal, state, and local standards.
- High School diploma or GED required.
Pay
$28.00 - $32.00 per hour (equivalent to $45,000-$60,000 annually).
