Maintenance Technician I, II, and III
About the role
We are seeking Maintenance Technicians at multiple career levels to support the maintenance and readiness of our housing communities. Whether you are building your maintenance career or are an experienced technician with advanced trade expertise, we encourage you to apply. The Maintenance Technician will provide general maintenance to rental housing and may also perform work to get rental units ready during change of occupancy.
Responsibilities
- Responds to service requests including furnaces, air-conditioning systems, appliances, water heaters and solar collection tanks, disposals, general plumbing, carpentry, painting, and other required maintenance items.
- Performs skilled work in one or more trades such as HVAC, plumbing, electrical, appliance repair, or locksmith requiring basic knowledge, skills, and troubleshooting abilities.
- Provides excellent customer service and documents all work in accordance with company policy.
- Maintains equipment such as tools, gauges, snakes, drills, etc., in ready repair.
- Understands and follows the proper use of equipment and chemicals, including the use of personal protective equipment (PPE).
- Follows and adheres to an established preventive maintenance program and performs required maintenance including replacement of filters.
- Assists in the make-ready of vacated units, including painting, sanding, varnishing, floor tile removal and replacement, ceramic tile replacement, drywall repair, fixture repair and/or replacement, floor stripping, waxing, polishing, window repair and/or replacement, and similar work as required.
- Performs emergency maintenance, including sewage back-ups, water main and/or lateral breaks, fires, weather-related damage, other types of water leaks, and appliance repairs.
- Ensures that unsafe conditions are corrected in a timely manner.
- Drives for the Company using either a Company vehicle or a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
- Level 3 Maintenance Technicians mentor a team of maintenance technicians, focus on achieving efficiently run maintenance operations within the property, and assist other technicians with troubleshooting as needed.
Qualifications
Maintenance Technician – Level 1
- 1–3 years of general maintenance knowledge and experience required.
Maintenance Technician – Level 2
- 4–6 years of advanced knowledge in one or more trades required.
- Must obtain EPA 608 Certification within 180 days from hire.
Maintenance Technician – Level 3
- 7+ years of advanced expertise across multiple trades, including a trade certification or equivalent experience required.
- Previous experience leading and/or indirect supervision preferred.
- Must obtain EPA 608 Certification within 180 days from hire.
- Complete OSHA-10 Training within 1 year from hire.
For All Levels
- High School Diploma or GED (or equivalent) required.
- Able to work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
- Requires a team player who pays close attention to detail and can prioritize in a fast-moving environment.
- Must demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.
- Basic computer knowledge; position requires use of technology platforms on a daily basis.
- Reliable and dependable attendance and punctuality.
- Basic understanding of safety practices.
- Valid in-state Driver’s License required.
Pay
- Maintenance Technician – Level 1: $22.61 – $27.04
- Maintenance Technician – Level 2: $25.21 – $31.35
- Maintenance Technician – Level 3: $29.91 – $36.27
The above ranges are exclusive of fringe benefits or potential bonuses. These positions are also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. Hiring at the top of the range is reserved for exceptionally qualified candidates.
