About the role

This role at Cortland Armour Yards involves handling the full range of building systems: electrical, plumbing, HVAC, appliances, flooring, railings, and everything in between. You'll run work orders, support the preventative maintenance schedule, and monitor building systems like automatic doors and surveillance equipment to prevent small issues from becoming capex problems. Inventory management is also key—running out of common parts mid-turn slows down make-readies. On-call rotation is part of the job, and you're expected to respond to emergencies when they happen. Resident interactions come with the territory, and handling them professionally is as important as the technical work.

Responsibilities

  • Run work orders and support preventative maintenance schedule
  • Monitor building systems including automatic doors and surveillance equipment
  • Manage inventory to ensure common parts are available
  • Participate in on-call rotation and respond to after-hours emergencies
  • Interact professionally with residents

Requirements

  • EPA certification (Type I, II, or Universal) required before start
  • High school diploma or equivalent
  • One to three or more years in maintenance, facilities, or multifamily housing
  • Solid working knowledge of electrical, plumbing, HVAC, and appliance repair
  • Ability to prioritize a shifting work order queue without losing track of details
  • Comfortable with ladders, tools, and working outdoors in Georgia heat
  • Willingness to participate in on-call rotation and respond to after-hours emergencies
  • Clear communication with both residents and teammates

What distinguishes strong candidates

The ability to diagnose accurately on the first visit. Repeat trips on the same work order signal either a parts problem or a diagnostic problem, and Cortland tracks that. Technicians who close tickets cleanly and document recurring issues before they escalate tend to build credibility fast with site leadership.

Growth opportunities

Cortland operates as a recognized top-10 multifamily owner and operator nationally, with in-house design, construction, and management functions. For a maintenance technician, this structure can open doors. Techs who develop strong HVAC and electrical skills at a platform like this often move into lead tech or maintenance supervisor roles as the portfolio grows, and Cortland's growth trajectory has been consistent.
