About the role
As the Maintenance Technician at Roam, you will ensure the safety and upkeep of the entire property. Acting as a key liaison between residents and management, you will provide exceptional service and maintain the community's value by conducting thorough assessments and performing necessary repairs. Your role is essential in delivering a high-quality living experience for residents while upholding the property standards.
Responsibilities
- Complete resident work orders efficiently and professionally, ensuring timely, high-quality repairs and maintenance services.
- Respond promptly to resident maintenance requests, concerns, and emergencies while providing excellent customer service and follow-up communication.
- Perform general maintenance and repairs including plumbing, electrical, painting, appliance repair, carpentry, and other property maintenance tasks.
- Conduct routine inspections of buildings, grounds, equipment, and common areas to identify and resolve maintenance or safety concerns.
- Maintain the overall appearance, cleanliness, safety, and functionality of the property and community spaces.
- Prepare vacant units for new residents by completing inspections, repairs, and turn activities according to company standards.
- Maintain pools, spas, and related equipment at applicable properties while ensuring compliance with local certification and safety requirements.
- Participate in on-call and after-hours emergency maintenance response as scheduled.
- Maintain inventory levels for tools, equipment, and maintenance supplies while ensuring storage areas remain organized and secure.
- Follow OSHA guidelines, company safety standards, and preventative maintenance procedures while participating in ongoing safety training and meetings.
- Communicate regularly with maintenance leadership and property management regarding work orders, property conditions, and operational needs.
- Coordinate with vendors and contractors as directed to ensure quality work and compliance with company standards.
- Maintain a professional appearance and positive working relationships with residents, team members, and vendors.
- Assist with additional maintenance, operational, and property improvement projects as needed to support community operations.
- May occasionally work near mechanical equipment, at elevated heights, or around fumes and chemicals, and must be able to lift and move items weighing 50 pounds or more while working in varying weather conditions and moderate noise levels.
Requirements
- A minimum of 1 year of maintenance experience, including HVAC, plumbing, and electrical.
- High school graduate or equivalent.
- EPA type I and above certification preferred.
- Pool maintenance certification, if required by local regulation, preferred.
- Strong interpersonal and communication skills, including the ability to build and maintain quality relationships.
- Proficient in working with technology and adaptable to online systems.
- Carbon Literacy Certification or willingness to undertake training.
