As a Maintenance Technician, you will play a hands-on role in keeping our properties safe, functional, and looking their best. Working under the guidance of the Manager of Facilities and Fleet, you will carry out a wide range of groundskeeping and building maintenance responsibilities across Smithville properties. You will also serve as a mentor to Maintenance Assistants and collaborate with fellow technicians to solve problems and keep operations running smoothly. What You'll Do Perform groundskeeping duties across all Smithville properties (50%)Mow grass, trim landscaping, and remove trashCut trees and clear brush and debrisRemove snow and ice as neededOperate power wash equipmentLearn and apply preventative maintenance practices on various equipmentUse a variety of hand tools and power equipment safely and effectivelyComplete maintenance requests from internal customers (30%)Haul materials and furniture as neededPerform room remodelsCarry out minor plumbing repairsPerform minor electrical workAid and support the maintenance team (10%)Estimate materials needed for projects and deliver suppliesMaintain clean, safe, and orderly work sites while following all health and safety guidelinesReport significant events, problems, or issues to your supervisor promptlyServe as a mentor to Maintenance AssistantsPerform other duties as assigned (10%)WHAT YOU BRING High School Diploma or equivalent, requiredMinimum of 3 years of combined experience, education, and/or training that demonstrates the ability to perform the duties describedKnowledge of safe work methods, including the ability to pull trailers and load/unload equipment safelyComfortable working in confined or elevated spaces and in various weather conditionsProven ability to follow instructions and prioritize work effectivelyExperience in building maintenance and repair and/or building tradesAbility to perform physical labor including climbing ladders, bending, kneeling, reaching, standing for extended periods, and lifting and carrying boxes, tools, equipment, and materialsValid driver's license with a good driving record and experience using GPSAbility to pass a drug screen, DOT Physical, and background check *In addition to the above, the best candidates will have some experience with drywall installation and finishing, plumbing and electrical work. WORK ENVIRONMENT This role is primarily field-based, with the majority of time spent outdoors in changing weather conditions (70%). Some outdoor work will take place in an enclosed vehicle or temporary shelter protected from extreme weather (15%). A smaller portion of time is spent indoors in a temperature-controlled environment (10%), with the remainder in non-temperature-controlled indoor spaces such as open garages, warehouses, storage sheds, attics, or crawl spaces (5%). The typical schedule is Monday through Friday, 8:00 a.m. to 5:00 p.m. However, there will be times when the job requires starting earlier, staying later, working weekends, or coming in unexpectedly due to things like weather, emergencies, or special projects and, can occasionally include holidays. Physical demands include continuous manual dexterity, frequent walking, standing, bending, squatting, kneeling, twisting, reaching, pulling, and lifting up to 50 pounds. Close, distance, color, and depth vision are required, along with the ability to talk and hear. Occasionally, the role requires sitting, climbing, and lifting over 50 pounds.
