Maintenance Technician

About the role

It's 7 a.m. on a Monday and there are already four work orders in the queue: a leaking faucet, a tripped breaker, an A/C complaint, and a make-ready that needs to be punched out before a new resident moves in Friday. That's a normal morning. The Work Hillpointe builds and manages market-rate workforce housing across the Sun Belt, and this Macon property is part of that portfolio.

Responsibilities

• Keeping the buildings, common areas, amenities, and grounds functioning and presentable
• Completing resident work orders
• Performing preventive maintenance
• Doing pre-move-out inspections
• Getting vacant units ready for turn
• Managing inventory, coordinating with vendors and contractors, and keeping documentation current
• Grounds upkeep (not just interior work)
• Participating in a rotating on-call schedule (evenings, weekends, and early mornings)

Requirements

• Hands-on ability to diagnose and repair mechanical issues in residential buildings, with knowledge of safety codes and standards
• Experience completing make-readies and punch lists, or at minimum a solid understanding of what a move-in-ready unit actually requires
• Comfort managing inventory, scheduling vendors, and tracking materials
• EPA Type I and II or Universal certification for refrigerant recycling, or a genuine willingness to obtain it
• Valid driver's license (required for operating a golf cart on property)
• High school diploma or GED, plus relevant hands-on experience or trade training
• Physical ability to lift up to 50 lbs regularly, work at heights, operate hand and power tools, and handle outdoor conditions in Georgia heat

Qualifications

• Strong communication skills for coordinating with residents, management, vendors, and contractors regularly
• Ability to prioritize fast under competing demands — triage without being told, communicate proactively, and don't let documentation slip when things get busy
