About the role

The Maintenance Technician is part of the Operations Department, taking direction from the Maintenance Supervisor and reporting directly to the Property Manager. The role involves maintaining, repairing, and ensuring the cleanliness of assigned apartment buildings, which may span multiple locations and building types. The Maintenance Technician plays a crucial role in upholding the highest standards of excellence for the company and the industry.

Responsibilities

  • Perform 30 minutes of administrative work each morning, including online training, reviewing company updates, messages from leadership, scheduling vendors, ordering parts, and participating in team meetings.
  • Maintain consistent communication and compliance with Property Managers, Maintenance Supervisors, Regional Property Managers, Regional Maintenance Managers, and the Property Support Center.
  • Ensure all service requests and repairs are completed correctly and promptly using the company’s mobile Maintenance app.
  • Assist with turnkey operations, including scheduling, painting, punching, and cleaning units within five business days of move-out.
  • Maintain an effective preventative maintenance program.
  • Prepare for Owner, Federal, State, and local inspections.
  • Inspect grounds, buildings, and common areas to ensure a safe and clean environment.
  • On-call, after-hours emergency service as required.

Performance Metrics

  • Property inspection results will be consistently excellent.
  • Work orders and unit turnovers will be completed on time.
  • Preventive maintenance will be performed professionally and on schedule.
  • Customer satisfaction surveys will consistently meet perfect scores.

Requirements

  • High School Diploma or GED; technical training certifications are a plus.
  • One year of property maintenance experience or similar role.
  • Valid driver’s license, insured vehicle, and ability to travel between properties.
  • Obtain a company-provided EPA certification within six months of employment.

Working Conditions

  • Ability to work flexible hours, including periodic on-call and after-hours emergency service.
  • Ability to travel by plane and automobile as required.
  • Ability to work at property locations within or near transitional neighborhoods.
  • Physical demands include climbing stairs, using elevators, bending, squatting, reaching overhead, and standard mobility and lifting tasks associated with property maintenance.
  • Ability to multitask, stay organized, and meet deadlines.

Pay

$25 - $27/hour, depending on experience.
