About the role
We're looking for a dependable, service-oriented Part-Time Maintenance Technician to take ownership of our community’s physical presentation and operational excellence. You’ll manage daily maintenance, repair, and aesthetic preservation for the entire property—from grounds to interiors—ensuring peak condition for comfort and safety. This role operates under the guidance of the Maintenance Director and follows company guidelines, policies, and procedures to maintain a beautiful, safe, and fully operational community for residents, staff, and guests.
Schedule: Monday, Wednesday, Friday, 10:00 am - 4:00 pm (18 hours/week). Pay: $19.00/hour.
Responsibilities
- Execute all basic general and preventative maintenance tasks and repairs (plumbing, electrical, HVAC, carpentry, landscape, painting, etc.) for the entire community, including grounds, common areas, and resident units.
- Promptly respond to and complete daily work orders, maintenance requests, and troubleshooting.
- Fully prepare vacant apartments for new residents, including cosmetic and repair work (window treatments, paint, carpet cleaning, etc.).
- Adhere to all established safety protocols (e.g., Lockout/Tagout) and Personal Protective Equipment (PPE) requirements (e.g., gloves, masks, aprons).
- Maintain clean, organized, safe, and hazard-free work, maintenance, and storage areas by posting necessary signs, securing chemicals/paints, and stowing tools/equipment.
- Serve as the on-call point of contact for after-hour emergencies when the Maintenance Director is unavailable.
- Follow proper techniques for handling, storing, using, mixing, and disposing of chemicals, disinfectants, and hazardous waste; ensure all products are correctly sealed, labeled, and accompanied by Safety Data Sheets (SDS).
- Maintain and ensure full operation and regulatory compliance of specialized equipment (pools, power tools, flooring cleaning equipment, fire/sprinkler systems, etc.).
- Understand and comply with Federal, State, and local regulations, and company policies/procedures concerning department operations; report unresolved safety/health issues to the Supervisor.
- Monitor entry/exit points to ensure community security and maintain a safe environment for staff, residents, and guests.
- Assist with larger, complex tasks or coordinate with contractors/vendors as needed.
- Promote teamwork and open communication in alignment with MBK principles and core values.
- Perform other duties as assigned by the Supervisor, Executive Director, or designee.
Requirements
- High school diploma or GED equivalent (preferred).
- Vocational or trade school certification (e.g., building maintenance, general repair, HVAC/Plumbing) (preferred).
- 1+ years of mechanical, troubleshooting, and repair experience (preferred); on-the-job training available for candidates with the right attitude.
- Prior experience in healthcare, hospital, or senior living/residential settings is a plus.
- Knowledge of/certification in OSHA safety standards, fire/safety prevention, HVAC operation, First Aid, CPR (a plus).
- Working knowledge of local building codes, life safety codes, and MSDS/Hazmat handling procedures.
- Aged 18 or over.
- Must complete required background clearances, health screening, and provide negative TB test results within 7 days of employment (must be within the last 6 months).
- Valid driver’s license, valid insurance, or reliable transportation.
- Effective communication skills (ability to read, write, and speak English; follow written/spoken directions).
- Strong customer service orientation and professionalism when interacting with personnel, residents, families, and guests.
- Strong organizational, problem-solving, and time management skills.
- Ability to work independently without direct oversight.
- Positive and professional demeanor aligned with MBK principles and core values.
Physical Demands
- Ability to work weekends, evenings, and flexible hours as business needs dictate.
- Mobility to move intermittently throughout the community, including standing/walking for prolonged periods.
- Frequent bending, kneeling, pulling, climbing ladders, squatting, and working at heights.
- Ability to lift up to 50 pounds and push up to 250 pounds as necessary.
- Ability to assist in resident transfers during routine or emergency situations.
- Ability to operate a motor vehicle or arrange reliable transportation.
