Maintenance Technician

About the Role

Performs technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance-related tasks.

Responsibilities

  • Completes assigned work orders from resident requests within 24 to 48 hours, as well as routine property upkeep by diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Prepares vacant apartment homes for leasing and new move-ins by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
  • Follows procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance shop, tracking inventory, and notifying supervisors about re-ordering needs.
  • Completes documentation and paperwork accurately and promptly to track service requests.
  • Maintains grounds, common areas, and amenities by picking up trash, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage.
  • Supports cost-cutting programs by fixing rather than replacing parts when possible and minimizing waste of materials and supplies.
  • Periodically inspects work performed by contractors and vendors to ensure it meets quality standards and specifications.
  • Complies with company safety and risk-management policies by attending safety meetings, completing OSHA training, and reporting accidents and incidents promptly.
  • Demonstrates customer service skills by treating residents with respect, responding to complaints sensitively, and completing work orders efficiently.
  • Conducts routine and periodic property inspections to identify safety concerns, maintain property condition, and communicate physical needs to management.
  • Meets predictable attendance and punctuality expectations and complies with physical demands of the position.

Requirements

  • High school diploma or GED preferred.
  • Employment history demonstrating knowledge and safe use of hand tools, power tools, mechanical equipment, and measuring devices.
  • Ability to read, write, and communicate effectively to represent company management and act as a first point of contact.
  • Mathematical skills to add, subtract, multiply, and divide numbers, decimals, and fractions for basic maintenance duties.
  • Ability to apply logical thinking to define and correct problems and follow instructions in written, oral, or diagram form.
  • Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
  • EPA certifications Type I and II or Universal for refrigerant recycling, plus all certifications required by State and Local jurisdictions.
  • Current valid driver’s license.

Schedule

This position is scheduled for 40 hours per week. Typical site hours are 9:00 AM to 6:00 PM Monday through Friday, 10:00 AM to 5:00 PM Saturday, and 1:00 PM to 5:00 PM Sunday. Service Technicians must be available for on-call duties during evenings, weekends, and holidays and must perform essential job functions unaccompanied.

Work Environment

Work is performed both inside and outside apartment buildings and across all property areas, including amenities. Frequent exposure to outside elements such as temperature, weather, odors, and landscape may be unpleasant or hazardous.

Physical Demands

  • Regularly required to use hands, stand, walk, reach, climb, stoop, and squat.
  • Must be able to access all exterior and interior parts of the property and amenities in all weather conditions.
  • Must operate golf carts (where applicable), walk extended distances, and navigate stairs daily.
  • Ability to push, pull, lift, or carry up to 50 pounds independently and 150 pounds with assistance.
  • Specific vision abilities include close, distance, color, peripheral, depth perception, and ability to adjust focus.
  • Routine travel may be required to assist properties, attend training, or business meetings.
