Maintenance Technician

About the role

FirstService Residential has various growth opportunities for maintenance professionals. Openings include contract work, installation, landscaping, and general repairs across 160+ non-apartment properties—large single-family developments and high to low-rise condos—throughout the United States and Canada.

Responsibilities

  • Perform plumbing, electrical, mechanical, light construction, painting, fountain maintenance, pool repairs, and general maintenance from instructions and daily work orders.
  • Complete minor and routine maintenance, replacement, and repairs in carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, and other building repairs.
  • Paint common areas, inspect areas needing paint, and advise the manager.
  • Perform casual labor such as lifting/moving heavy items following safety procedures.
  • Inspect all assigned areas daily and report maintenance discrepancies or deficiencies to the Supervisor.
  • Maintain assigned equipment in good working condition.
  • Perform janitorial duties including cleaning restrooms, assigned areas, and removing trash.
  • Manage inventory of parts and supplies needed for immediate repairs.
  • Participate in meetings and work groups to integrate activities, communicate issues, obtain approvals, and maintain knowledge of new developments, requirements, policies, and regulatory guidelines.
  • Follow all safety precautions while performing work.
  • Purchase maintenance supplies and materials in a cost-efficient manner.
  • Manage vendors and contractors.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform special projects, tasks, and other related duties as assigned.
  • Adhere to FirstService Residential Global Service Standards and conduct business with high personal, professional, and ethical standards.
  • Assist with operations to maintain workflow and meet schedules; notify supervision of unusual equipment or supply needs.

Requirements

  • High school diploma or equivalency preferred.
  • Two years of general experience in building trades, repair, and maintenance work; or equivalent combination of education and experience.
  • Computer skills including knowledge of Excel, Word, QuickBooks, iPhone, and applications.

  • Electrical and lighting troubleshooting and repair/replacement.
  • Plumbing diagnostics and repair/replacement.
  • Swimming pool experience (not required; training provided).
  • Ability to prioritize work orders and complete job paperwork with attention to detail and accuracy.
  • Self-motivated with the ability to work with little supervision.
  • Drywall repair/replacement, taping, and finishing.
  • Painting and general property cleanliness.
  • Ability to recognize additional work needed when onsite.

Physical Requirements

  • Ability to lift 50-100 lbs following appropriate safety procedures.
  • Work in an upright standing position for long periods of time.
  • Ability to work in varying environmental conditions (e.g., heat, cold, wind, rain).
  • Walk and climb stairs.
  • Navigate properties/buildings quickly and easily to meet job functions.
  • Repeat various motions with wrists, hands, and fingers.
  • Complete all required forms and work orders.
  • Work extended/flexible hours and weekends based on project requirements.
  • Drive daily and respond to emergencies in a timely manner; be on call on a rotating basis.
  • Climb ladders and work at heights up to 8 ft above ground level.
  • Possess a valid driver’s license as determined by motor vehicle record review.

Certifications/Licenses

  • Valid Driver’s License.
  • Proof of Insurance.
