About the Role

As a Maintenance Technician I, you are eager to learn and grow within the field of property maintenance. You handle a mix of basic maintenance tasks and porter duties, playing a key role in the overall appearance and functionality of the property. You are proactive, have a strong work ethic, and take pride in providing a clean, safe, and well-maintained environment for residents. Responsibilities

  • Perform maintenance and repairs as directed by the Maintenance Supervisor or Property Manager, including minor plumbing, electrical repairs, painting, and general handyman work.
  • Prepare vacant units, including basic cleaning, minor repairs, painting touch-ups, necessary repairs, and trash removal to ensure units are ready for new residents.
  • Conduct regular inspections of common areas, building exteriors, and grounds to identify maintenance needs, safety hazards, and areas requiring attention; report findings to the Maintenance Supervisor or Property Manager.
  • Clean and maintain common areas, such as hallways, lobbies, stairwells, and community rooms, to ensure they are clean, safe, and welcoming.
  • Conduct regular grounds maintenance, including litter picking, snow removal, and basic landscaping duties.
  • Assist in routine inspections of building systems, equipment, and common areas to identify potential maintenance issues.
  • Report any safety concerns or hazardous conditions to the Maintenance Supervisor or Property Manager promptly.
  • Participate in company safety training programs and follow all safety protocols during maintenance activities.
  • Assist with tracking inventory of cleaning supplies, parts, maintenance tools, and equipment; alert the Maintenance Supervisor or Property Manager when supplies need replenishing.
  • Ensure all tools, equipment, and supplies are stored properly and maintained in good working condition.
  • Identify and mitigate potential safety hazards in the building and grounds, promptly addressing any issues to ensure a safe living environment for residents and staff.
  • Participate in and support company-approved safety and emergency training programs.
  • Respond to emergency situations, making thoughtful and well-informed decisions to protect residents and assets.
  • Ensure all vendors and teammates use appropriate safety equipment while working at CCI buildings.
  • Follow job-related safety regulations as prescribed by training guidelines.
  • Interact professionally with residents, responding promptly to their concerns and questions regarding cleanliness, property appearance, and maintenance-related issues.
  • Uphold CCI's standards for resident service, contributing to a positive living environment by ensuring the property is clean, well-maintained, and safe.
  • Support office and maintenance teammates in delivering quality services, lending a helping hand when additional support is required.
  • Document maintenance activities, work orders, and inspections in the property management system.
  • Comply with the requirements of the Afterhours Call Handling Protocol should you choose to respond to emergency calls outside of your regular shift.
  • Work collaboratively with your Property Manager, in-house Compliance Department, and National Maintenance to ensure your property is in compliance with all applicable Federal, State, local, and lender requirements, including but not limited to:
    • HUD inspection requirements (e.g., REAC/NSPIRE)
    • State agency (LIHTC) and lender inspections & refinance requirements (e.g., Property Capital Needs Assessment work)
  • Embrace the company’s use of technology by optimizing the use of Yardi Maintenance Mobile.
  • Utilize company-provided IT equipment for tracking daily hours, assets, ordering supplies, completing inspections, and work orders.
  • Apply property construction and maintenance techniques and ability to use power and hand tools to perform repairs, maintenance, and renovation.
  • Perform any other related duties as assigned.

Requirements

  • Previous experience in maintenance or janitorial work preferred.
  • Basic handyman skills, including the ability to perform minor repairs, change light bulbs, unclog drains, and carry out general maintenance tasks.
  • Strong attention to detail, with an ability to spot cleanliness or maintenance issues that need addressing.
  • Excellent customer service skills, with a friendly and professional demeanor when interacting with residents, teammates, and visitors.
  • Ability to work independently and take initiative to complete tasks without constant supervision.
  • High school diploma or equivalent is preferred.
  • A valid and current driver’s license is required for this position.

Physical Demands

  • This is a highly active role that requires regular walking, standing, bending, stooping, and reaching.
  • Must be able to lift and carry up to 50 pounds.
  • May be required to work both indoors and outdoors in various weather conditions, including rain, snow, or extreme heat, to maintain the property.
  • Frequent use of cleaning equipment and tools, such as vacuums, mops, brooms, leaf blowers, and snow shovels.
