Maintenance Tech II (Veterans)

About the Role

The Maintenance Technician II independently performs a variety of skilled maintenance duties, including inspection, diagnosis, troubleshooting, and repair across all RPMC communities. This role involves mastering diverse systems and practices within the department while ensuring safety and operational standards.

Responsibilities

• Perform skilled duties in inspection, diagnosis, troubleshooting, maintenance, installation, testing, monitoring, repair, and servicing of equipment, components, building facilities, and other items associated with RPMC housing facilities.
• Identify and implement effective courses of action to complete a variety of daily assigned work tasks, including work orders, general maintenance, electrical, plumbing, carpentry, appliance installation/repair, and custodial functions.
• Ensure timely and accurate completion of resident work orders, active and preventative maintenance tasks, and maintain detailed records/logs of all actions.
• Coordinate work assignments with other team members, residents, or departments as needed.
• Communicate with team members, property managers, tenants, and other invested parties on the status of work in progress or completed.
• Operate necessary manual and electric tools, equipment, chemicals, and supplies.
• Maintain the facilities storage area/shop in a neat and organized fashion.
• Ensure consistent application of OSHA safety standards (e.g., hazardous materials, PPE, confined space entry, fire & emergency planning, lockout/tagout).
• Perform unit turnovers and/or evictions, including pre-walk of units, communicating scope of work and timeline to property manager, executing turn actions, and basic custodial functions.
• Assist in keeping common areas presentable, including trash removal and custodial duties.
• Operate and inspect CCH vehicles for transit to facilities for respective duties/assignments.
• Strictly adhere to confidentiality policies according to resident's rights regulations and courtesy.
• Assist the Maintenance Supervisor and Community Manager on special maintenance projects.
• Observe all sections of the CCH property maintenance plan.
• Respond to emergency situations as necessary.

Requirements

• High school diploma or equivalent education.
• Extensive hands-on maintenance experience, especially in an apartment or multi-family setting.
• Certifications in professional skilled areas of property maintenance such as HVAC (NATE), Plumbing, Electrical, EPA, CAMT, etc. (A combination of maintenance education and extensive experience may substitute for certification requirements).
• Valid Colorado Driver’s License and meet CCH automobile insurance eligibility.

• Strong understanding of ordinances, regulations, and safety practices pertaining to the trade.
• Advanced knowledge and ability to comply with OSHA safety standards (e.g., hazardous materials, PPE, confined space entry, fire & emergency planning, lockout/tagout).
• Ability to follow and apply written and oral work instructions, exercising independent judgment within established guidelines.
• Ability to compute advanced shop mathematics, read and interpret plans, lists, specifications, manuals, and blueprints.
