Qualifications
- Education: High school graduate or GED equivalency.
- Appropriate EPA certification is required.
- Minimum three years’ work experience in building and mechanical equipment maintenance and repair or similar function.
- Possess a thorough knowledge of equipment, machinery, and building systems (including HVAC, electrical, and plumbing) and the ability to perform minor repair work on such systems.
- Minimum three years experience in supervising a maintenance team.

- Work is performed in an indoor and outdoor field environment; travel from site to site; exposure to noise, dust, grease, smoke, fumes, odors, gases, mechanical and electrical hazards, and all types of weather and temperature conditions.
- Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movements in the performance of daily duties.

- Must be knowledgeable and skilled in the safe use and maintenance of various hand tools.
- Available to take on-call rotation as required for emergency duty.
- The employee must have dependable transportation, a valid driver’s license, smartphone technology, and proof of auto insurance.
Essential Job Functions/Responsibilities
- Repair minor electrical problems (i.e., change out switches, receptacles, and fixtures) and high voltage problems (110-220 volts).
- Provide minor carpentry and sheetrock repairs, patch holes in sheetrock/drywall, repair subfloors, repair cabinets, repair minor plumbing problems.
- Troubleshoot, diagnose, and correct minor appliance failures (i.e., change out or repair dishwasher motors, garbage disposals, ice makers, stove elements, thermocouples, etc.).
- Monitor inventory of maintenance and cleaning supplies, facilitate accurate replacement orders.
- Perform necessary repairs and make-ready maintenance on vacant units. Assist as assigned in the painting of interior units, office clubhouse, laundry rooms, common areas, and occupied units.
- Implement a routine preventive maintenance schedule on all systems.
- Continuously inspect the property for safety hazards and correct immediately and/or advise the supervisor of necessary action.
- Perform all duties necessary for the completion of resident work orders and requests for service.
- Travel to suppliers to pick up parcels and supplies as directed.
- Incorporate customer service in the performance of all job duties.
- Other duties as assigned.
Pay
$500 Tool Allowance - The tool allowance is paid in quarterly increments of $125.00.
