About the role
Weinstein Properties is seeking a skilled and motivated Maintenance Supervisor in Training in Nashville, TN. You will train onsite alongside a supervisor with a full maintenance team and must be willing to transfer to another Nashville community for a future supervisor role. This hands-on position involves managing and coordinating a service team to ensure efficient upkeep, inventory, and repair of property grounds and buildings. You will also work as part of the team to complete maintenance duties, diagnose problems, and make repairs in HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliance areas. Additionally, you will schedule and supervise in-house and vendor work, share on-call duties, and contribute to maximizing rents and maintaining high occupancy through professional maintenance practices and customer service.
Responsibilities
- Manage and coordinate activities of a service team to ensure efficient upkeep, inventory, and repair of property grounds and buildings.
- Diagnose problems and make repairs in HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliance areas.
- Schedule and directly supervise all in-house and/or vendor work.
- Share on-call duties with other team members.
- Use business software to assign and manage work orders, schedule turns, order supplies, and communicate via email.
- Follow professional maintenance practices, quality control, and company policies/procedures to maximize rents and maintain high occupancy.
Requirements
- Minimum of 4 years trade-related experience, with at least 1 year of hands-on apartment maintenance lead, assistant, or supervisory experience.
- Strong working knowledge of building maintenance, including electrical, plumbing, appliance repairs, interior/exterior maintenance, and carpentry.
- EPA/CFC Refrigerant certification required (Type I and II or Universal).
- Hands-on HVAC repair experience required.
- Computer skills for managing work orders, scheduling, ordering supplies, and email communication.
- Willingness to share on-call duties with team members.
- Valid driver’s license, transportation, and tools required.
- DMV and background/criminal check will be conducted.
Pay
- Starting at $27 per hour, depending on experience.
- On-call bonus: $150 per week (regardless of calls) plus an additional $150 per holiday on-call bonus.
- Quarterly bonus: up to $1,110 potential (based on property and team performance).
