About the role
Responsible for maintenance operations of assets, including organization of service requests, preventative maintenance program, personnel management, compliance with safety standards, and customer service.
Responsibilities
- Aid General Manager in the management of an excellent customer service program
- Manage a high-quality maintenance team through the implementation of effective recruitment, training, motivation, and development programs
- Prioritize and assign service requests to the maintenance team
- Maintain a preventive maintenance program that extends the asset's life while minimizing future repairs
- Identify and implement energy-saving measures that promote conservation
- Manage maintenance supply inventory while adhering to budget guidelines
- Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Maintain hazard communications program; Teach and promote safe work practices
- Assist residents with the move-in/move-out process
- Responsible for the key control program as outlined in the SQ policy manual
- Schedule and direct workers to perform all maintenance/repairs related to turn events within budgeted guidelines

- Supervise all vendors and contractors throughout the turn process
- Supervise the maintenance team in preparing vacant units for marketing including restoration and cleaning
- Assist the General Manager with conducting performance appraisals for the maintenance team
- Adhere to dress code requirements
- Perform additional tasks and responsibilities as required
Qualifications & Requirements
- High school diploma or equivalent required
- Ability to read and write in English for safety and productivity purposes
- Ability to perform basic mathematical calculations accurately
- Must pass a background check
- Must pass a Maintenance Supervisor Assessment
- Must reside within 30 miles of the assigned property
- Valid driver’s license and current automobile insurance required
- Must have a reliable personal vehicle to perform job duties
- Certifications & Licenses: EPA Certification (Type I and II) required
- Additional licenses and certifications as required by local, state, or federal law
- Skills & Equipment: Must supply basic hand tools (not provided by the community)
- Must use all equipment in a manner that ensures the safety of self, coworkers, and residents
- Must wear appropriate safety gear, including proper footwear (work boots)
- Experience (Preferred): 1 year of supervisory experience, 1 year of maintenance experience
- Must be able to diagnose problems and repair the following: Major appliances, HVAC, including EPA Certification, Intermediate plumbing, Intermediate electrical (when no license is required), Sheetrock, General carpentry, Pool care (if required by the community), Roofs and gutters, Painting, General irrigation maintenance and repairs, Foundation/sidewalk repairs, Ice/snow removal, Golf carts and small engine maintenance
Physical Activities
- Maintenance Supervisors spend approximately 60–70% of their time performing hands-on repairs and maintenance tasks
- The remaining time is dedicated to supervising team members and contractors, as well as managing administrative responsibilities
- Frequent bending, stooping, and reaching to access equipment and complete assigned work
