Maintenance Supervisor II

About the role

SRG Residential, a premier third‑party multifamily property management firm that merged with Milhaus in June 2026, manages approximately 50,000 apartment homes across more than 20 states and is ranked among the nation’s Top 35 Apartment Managers by NMHC. The Maintenance Supervisor II will oversee the supervision and coordination of employee activities and outside contractors for the 153‑unit Origin Apartments community in Seattle, WA, ensuring the physical structures and grounds are maintained and repaired.

Responsibilities

• Direct employees and outside contractors in apartment renovations, service requests, structural repairs, and ground maintenance.
• Obtain, analyze, and submit bids from outside contractors for approval.
• Order and receive supplies, appliances, and equipment from vendors.
• Coordinate work performed by outside vendors and inspect completed work for conformance to specifications and standards.
• Inspect facilities and equipment to determine service needs, required equipment, and type of work.
• Study production schedules and estimate worker‑hour requirements for job assignments.
• Establish or adjust work procedures to meet production schedules.
• Suggest changes in working conditions and equipment use to increase crew efficiency.
• Assist the Property Manager in planning and administering the maintenance budget.
• Participate in after‑hours and emergency coverage as assigned by the supervisor.

Qualifications

• Related experience in property management as a Maintenance Supervisor.
• Experience in all trades.
• Excellent written, communication, and computer skills; Yardi experience preferred.
• Past supervisory experience is required.
• Current driver’s license and auto insurance.
• Ability to work weekends and overtime as job requires.

Pay

Salary is TBD. The compensation package includes the benefits listed above.

Schedule

Regular full‑time position (30‑40 hours per week). Must be able to work weekends, overtime, and provide after‑hours/emergency coverage as assigned.
