About the Role

This role oversees and performs technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

  • Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of defects or problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing pre-move-out inspections, creating a “punch” list of maintenance work needed, scheduling vendors and contractors, obtaining supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas.
  • Periodically inspects work performed by other service team members, contractors, vendors, and service providers to assess effectiveness and verify quality, scope, and specifications.
  • Maintains adequate inventory of spare parts and maintenance materials, working with the Community Manager to order supplies and tools while staying within budgetary guidelines.
  • Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assists the Community Manager in developing the budget for regular repair and maintenance and capital projects.
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, minimizing waste, and using tools and equipment correctly.
  • Conducts regularly scheduled Greystar safety meetings, ensures all MSDS sheets are current and accessible, and stays updated on OSHA and other safety-related laws to ensure community compliance.
  • Demonstrates customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and completing assigned work orders with efficiency and urgency.

Requirements

  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, other building maintenance, or related trade.
  • Must provide own hand tools unless prohibited by State law and be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Ability to apply principles of logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication skills to interact effectively with residents, clients, team members, and other business contacts.
  • Ability to read, write, and communicate effectively to represent company management, act as the first point of contact, and answer questions related to department operating policies.
  • Proficiency in internet, word processing, spreadsheet, and database management programs to maintain records and provide information for managerial use.
  • Property management system experience preferred.
  • Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions for reviewing and completing various financial, administrative, and legal documents.

Specialized Skills

  • Must have EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system.
  • Must have all certifications as required by State and Local jurisdictions.
  • Must have a valid driver’s license to operate a golf cart on the property, if applicable.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Job demands may require pushing, pulling, lifting, or carrying weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
  • Local, routine travel may be required to attend business meetings, training programs, or other situations necessary for daily responsibilities.
  • Must be able to work a flexible schedule, including taking “call” during evenings, weekends, and holidays.

Pay

The hourly range for this role is $35.00 - $38.00.

Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.

In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
