About the role

A full-time, independent, and highly self-motivated individual is sought to handle electrical, plumbing, carpentry, HVAC, boiler, and general maintenance work. The role requires strong resident-relations skills and the ability to prioritize and organize both maintenance and administrative tasks. You will communicate effectively with employees, site staff, residents, vendors, contractors, and suppliers.

Responsibilities

  • Work Monday–Friday, 8:00 AM–5:00 PM with regularly scheduled hours.
  • Collaborate with the manager on budgets and planned projects.
  • Maintain accurate inventory of tools, supplies, and materials.
  • Meet daily with the site manager to discuss on-site issues.
  • Share on-call responsibilities for weather-related and other emergencies.
  • Coordinate contracts and oversee contractor activities with the manager.
  • Respond to daily emergency and routine service work orders in a professional, timely manner.
  • Maintain site appearance by collecting and discarding refuse from common areas.
  • Schedule, perform, or supervise all janitorial duties.
  • Perform preventative maintenance per site requirements.
  • Complete daily and weekly building and site inspections.
  • Work overtime as needed for snow removal and on-call duties.
  • Maintain a clean, well-groomed appearance and wear company-issued uniforms.
  • Be courteous to residents at all times.
  • Perform work assignments at other sites when required.

Requirements

  • Ability to respond effectively to site emergencies.
  • Self-starter with strong initiative.
  • Basic knowledge of electrical, plumbing, HVAC systems, carpentry, and general repair and maintenance.
  • Ability to prioritize responsibilities.
  • Ability to arrive on-site promptly for emergencies.
  • Basic computer skills to use First Realty programs.
  • Ability to read product instructions and safety materials.
  • Ability to complete work orders accurately.
  • Effective communication with site staff and residents.
  • Ability to supervise and direct third-party vendors and contractors.
  • Ability to follow directions.
  • Safe operation of power tools such as saws and drills.
  • Proficiency with computers and ability to learn software including Microsoft Outlook, ADP, RealPage, and Vantaca.
  • Must pass a pre-employment physical.
  • Valid Driver’s License with a clean driving record.
  • Reliable vehicle required.
