Job Responsibilities

  • Completion of assigned maintenance service requests in a timely manner
  • Performing routine maintenance tasks in elevators, hallways and amenities
  • Maintaining inventory lists for cleaning and maintenance supplies
  • Completing daily inspections of the property during walks and notifying managers of any issues
  • Maintaining the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other common areas
  • Preparing make-ready units, including removing trash, cleaning and painting
  • Painting common areas
  • Aiding the maintenance team with snow removal and landscaping
  • Replacing, repairing or adjusting locks, cylinders, latches, door checks, springs, knobs, hinges and window blinds
  • Replacing, repairing or adjusting receptacles, plates, sockets, switches, and lighting fixtures
  • Replacing, repairing or adjusting speedy connectors, washers, faucets, cartridges, flush meters, other plumbing parts, toilet seats, toilet hardware, showerheads, shower rods and curtains
  • Installing smoke alarms and other fire safety devices
  • Grouting and replacing wall tiles
  • Clearing local waste lines and drain stoppages
  • Cleaning filters for HVAC
  • Checking and reporting leaks, damage, debris and security issues
  • Reporting any maintenance concerns for repairs on available apartments, models, amenity spaces, and/or common areas to the Maintenance Manager/Property Manager
  • Aiding management with other projects, as requested and required
  • Maintaining excellent customer service with the residents and building staff

Requirements

  • High school diploma or equivalent
  • At least one year of experience in property management or other relevant maintenance fields
  • Proficiency in computer programs, including Microsoft Office and Yardi
  • Valid New Jersey Driver's License
  • Ability to work with minimal supervision
  • Well-organized with excellent time management skills
  • Knowledge of regulations and laws regarding property management
  • Maintain regular and punctual attendance
  • Work overtime hours as required to complete assignments/projects
  • Work in cold/hot/dusty/loud environment
  • Comply with all company policies and procedures
  • Professional image
  • Strong verbal skills
  • Strong customer service orientation
