    Duties and Responsibilities

    • Communicate with the on-site Property Manager in person, via phone, text and email to insure all the tenants’ service calls, AppFolio service requests, move in/out assignments, repairs and maintenance and renovation projects are completed professionally and in a timely manner.
    • Meet with the Property Manager at the office to review the day and specific assignments every morning prior to resuming work.
    • Respond and take care of all emergency repair and maintenance service calls after work hours and during weekends and holidays.
    • Capable of performing all aspects of maintenance, repair and renovation projects Inc. plumbing, electric, HVAC, carpentry, flooring and tile, paint, dry walling, install kitchen cabinets, install appliances, maintain pool area, etc.
    • Work with and help overseeing sub-contractors who are assigned to complete specific pieces of renovation, repair and maintenance projects, such as painting, electric, HVAC, concrete, masonry, tuck pointing, driveways paving, sealcoating and patching, concrete, flooring, carpentry or plumbing.
    • Prepare and request list of supplies and materials to complete maintenance and construction projects.
    • Confer with the owners, property manager, sub-contractors, and other vendors to discuss and resolve matters such as work procedures, tenant or other complaints, and construction problems.
    • Work with the on-site Manager in managing all maintenance-related and capital improvement activities.
    • Investigate damages, accidents, or delays on renovation or repair projects, to ensure that proper contingency procedures are being carried out.
    • Work with the Property Manager to ensure there is a signed and approved purchase order for each and every maintenance or service expense in accordance with company’s procedures.

      Qualifications

      • Extensive hands-on experience with all aspects of the building’s trades: electrical, flooring, painting, carpentry, roofing, plumbing, masonry, concrete, HVAC, windows etc.
      • Good communication and presentation skills (verbal, written inc. text and email) and the proven ability to work in a team environment.
      • Ability to use on mobile phone the Appfolio software (inc. service requests), and files including policies and procedures saved on One Drive.
      • Capable of guiding and supervising team workers, contractors and subcontractors.
      • Have a valid driver’s license.
      • Appropriate education.
      • Good managerial and organization skills.

        About the role

        The Maintenance Professional will support and assist our current maintenance team at our Mentor location. Duties include communicating with the on-site Property Manager, responding to service calls, preparing lists of supplies, and working with sub-contractors.
