About the role

The Maintenance Operative position at Hutton Village is a permanent, full-time role offering a competitive salary up to £17.05 per hour based on experience. Located in Hutton, Brentwood, Essex, CM13 1RX, the role involves maintaining the facilities and equipment of the care home to ensure they remain fully functional.

Responsibilities

  • Maintain buildings and equipment effectively while complying with Bupa Standard Operating Procedures, legislation, and industry best practices.
  • Ensure safety and cleanliness within the care home and grounds, meeting the requirements of Environmental Health, local Fire Authority, Legionella Risk Assessment, and Health & Safety regulations.
  • Complete necessary maintenance and repair tasks to a high standard, in a timely manner, and offer value for money.
  • Document and act upon regular reviews of residents' preferences regarding their personal space.
  • Report defects, obtain quotes, and manage repairs using Bupa-approved contractors, adhering to Bupa’s Standard Operating Procedures.
  • Report irreparable defects to the Home Manager or Property/Maintenance Manager as appropriate.
  • Manage Care Home elements of any refurbishment program and capex programs, ensuring minimal disruption to residents, visitors, and staff.
  • Avoid tools and equipment from being left unsecured at all times.
  • Aid in the induction of new colleagues, providing guidance on emergency exits, fire points, and evacuation procedures.
  • Provide maintenance support to nearby Care Homes as needed, within a reasonable distance (no more than 1 hour from the normal place of work).

Qualifications and Skills

  • A good understanding of building services including heating, hot and cold-water distribution, ventilation, electrical distribution, and plumbing.
  • A sound understanding of building fabric and its maintenance.
  • Practical experience of planned maintenance systems and record keeping.
  • A knowledge of relevant statutory requirements and experience of compliance.
  • A full driving license.
  • A building/electrical/plumbing qualification (City & Guilds, BTEC, ONC, HNC etc.) or a minimum of 3 years hand-on experience in property maintenance and general repairs.
  • Computer literacy.
  • Good customer service skills.
  • Flexibility to meet changing demands within the care home.
  • Practical ability and experience in painting and decorating.
