Maintenance Mechanic 3

Responsibilities

• Follow up on daily work assignments
• Directs the work of employees
• Schedules lunch and rest breaks
• Reassigns employees from one area to another area as facility needs arise
• Dictates, receives, and discusses with supervisor complaints
• Establishes and expedites work orders as needed, prioritizing them
• Participates in repair work such as masonry, carpentry, painting, plumbing, electrical, and HVAC
• Schedules, delegates, or completes work orders
• Maintains accurate records of maintenance performed
• Recommends building equipment improvements
• Performs required maintenance checks of building, grounds, facility, and equipment
• Develops and maintains a current inventory of maintenance supplies, tools, equipment, and stock
• Conducts routine tests of various systems and equipment such as the emergency generator, fire alarm, sprinkler system, hood and duct system, door alarms, nurse call system, and hot water systems
• Lifts and/or moves equipment, supplies, and furnishings as required
• Checks quality of work performed by contractors
• Assures building and safety codes are adhered to
• Obtains bids for facility capital expenditures
• Orders approved supplies, materials, and equipment for the maintenance department within budgetary constraints and approval from Assistant Director and/or Maintenance Director
• Responds to questions, resolves problems, and provides technical and other assistance to supervisors and staff
• Coordinates maintenance services with all other departments and services
• Completes forms and reports as required
• Maintains records of maintenance activities
• May be on call for emergencies 24 hours a day
• Works overtime, holiday, and weekend hours as scheduled
• Treats all residents, visitors, and staff with courtesy
• Fulfills other duties as assigned

Qualifications

• A high school diploma or equivalent required
• Minimum of two years’ experience in a supervisory capacity in a maintenance/plant related position
• Must be knowledgeable of boilers, compressors, generators, etc.
• Must be able to use a variety of word-processing, database, and spreadsheet software applications and programs
• Knowledge of basic copy and duplication procedures required
• Able to communicate effectively verbally and in writing
