Maintenance Manager - Lease Up

Bozzuto is hiring a Maintenance Manager for a lease-up property in Newark, where you'll establish the maintenance operation from the ground up while the community fills up. You're not just keeping systems running—you're shaping first impressions for new residents in a high-expectation Class A development environment.
The role requires expertise in complex mechanical systems (central plant, chillers, boilers, split systems) and a "builder's mentality" to troubleshoot efficiently, train teams effectively, and communicate credibly with vendors. A safety-first mindset and professional presence are critical to earning the team's respect and aligning maintenance quality with net operating income (NOI).
Responsibilities
- Establish and lead the maintenance operation for a lease-up property, including hiring, training, and retaining technicians.
- Oversee the make-ready and turn process, ensuring timely handoff of units to the leasing team.
- Manage vendor relationships and ensure compliance with Newark and Essex County codes.
- Maintain 24/7 emergency coverage and on-call rotation for the maintenance team.
- Lead cost-effective capital improvement and special projects within budget.
- Execute preventative maintenance programs across all building systems (HVAC, plumbing, electrical, appliances).
- Oversee grounds upkeep, snow removal, and general community safety.
- Ensure annual building systems inspections meet local jurisdictional requirements.
- Resolve resident service tickets with thorough follow-through and documentation.
Requirements
- Seven or more years of facilities or residential maintenance experience, with at least three in a supervisory capacity.
- Proven track record of hiring and developing high-performing maintenance teams.
- Expertise in HVAC, plumbing, electrical, and appliance repair, with exposure to complex mechanical systems (central plant, chillers, boilers, split systems).
- EPA certification.
- Fluency with technology platforms and work order systems.
- Strong attention to detail, timing, and resident service quality.

Pay
Salary range: $85,000 to $90,000, with additional bonus opportunities.
