Brief Description
Join The Garrett Companies and lead maintenance operations for one of our newest luxury communities. The Service Manager is responsible for ensuring top-notch resident experiences through proactive maintenance, team leadership, and hands-on problem solving.
About the role
The Service Manager oversees service requests and preventative maintenance schedules, mentors the team, and maintains the community's curb appeal. This position requires a strong commitment to excellence and the ability to handle various tasks independently.
Responsibilities
- Ensure apartment homes are move-in ready and inspect amenities for proper working condition and cleanliness.
- Resolve customer and resident concerns, and collaborate with the Community Manager on move-in/move-out inspections.
- Assign daily activities to the maintenance team, including service requests, housekeeping, apartment turns, compliance, and supply ordering.
- Mentor maintenance team members and use performance counseling to address and improve performance issues.
- Maintain relationships with vendors, residents, team members, and associates professionally.
- Communicate with the Community Manager and relevant teams about community performance.
- Keep in compliance with OSHA regulations and works with vendors.
- Perform quarterly community audits, including inspections of mechanical and non-mechanical parts, electrical, HVAC, plumbing, roofs, balconies, etc.
- Absorb and oversee city and fire inspections, ensuring compliance with state, federal, and local codes.
- Create service requests for repairs and develop preventative maintenance schedules.
- Be available to take emergency calls after standard working hours.
Requirements
- 3+ years experience as a Service Supervisor.
- HVAC and EPA certification preferred.
- Valid driver’s license required.
- Experience with property management software, Entrata preferred.
- Willingness to be on call and take emergency calls after standard working hours.
- Pass background check and drug screening.
