This position contributes to the success of our communities by ensuring the condition of amenities and apartment homes meets Concord’s high standards. Responsibilities include preparing apartment homes for new residents, maintaining occupied apartments, and upholding the community’s curb appeal. The role requires proficiency in painting, plumbing, electrical, appliance repair, carpentry, landscape quality control, and irrigation repairs. Candidates must be able to transfer knowledge to others, address resident needs through clear communication, work independently with urgency, and learn industry-leading technology.

Responsibilities

• Work from policies, standards, schedules, service requests, logs, contracts, warranties, and instructions.
• Interview, select, recommend hires, train, and supervise Maintenance Department staff.
• Provide safety instruction, equipment, and devices; ensure employees are aware of safety and quality standards.
• Offer operational training, technical direction, and assist in problem resolution.
• Assign and check work; evaluate performance and provide coaching.
• Recommend and document disciplinary measures as required.
• Monitor and record attendance; authorize time cards and initiate personnel actions (promotions, transfers, terminations).
• Maintain harmonious employee/employer relations.
• Participate in annual planning, recommend maintenance budget levels, and respond to related inquiries.
• Collaborate with the Community Director to select and negotiate with local vendors and contractors.
• Establish and modify maintenance and preventive maintenance schedules.
• Track and determine the status of service requests in the computer system; close records for completed orders.
• Investigate and resolve past-due service orders.
• Ensure maintenance-related documentation (EPA logs, MSDS sheets, smoke detector records, asset inventory, fire, compactor, and pool logs) is current and accurate.
• Check warranty information and ensure repairs meet warranty requirements.
• Monitor inventories of parts, supplies, and materials; place orders to maintain prescribed levels.
• Ensure proper storage of parts, materials, and supplies; maintain a safe and orderly shop.
• Conduct move-in/move-out inspections; orient new residents to unit operations.
• Participate in and monitor maintenance activities (service requests, painting, grounds, pool, amenities, apartment homes, housekeeping, and preventive maintenance).
• Arrange for equipment and furnishings movement/installation in offices and common areas.
• Respond to escalated repair or maintenance issues.
• Determine repair, material, and supply requirements; perform repairs involving mechanical, electrical, plumbing, or HVAC systems.
• Determine the need for outside contractors; negotiate and schedule assignments; monitor progress.
• Implement and participate in special projects to enhance property aesthetics, safety, or quality.
• Maintain property grounds and facilities; resolve safety hazards or unsightly conditions.
• Report unusual or serious problems to management.
• Prepare periodic or special reports and data relating to maintenance activities and statistics.
• Available for on-call duty, nights, and weekend work.

Requirements

• High School Diploma or GED equivalent required.
• Applied trades training in mechanics, electrical systems, HVAC systems, and plumbing.
• Certified Pool Operator (CPO) certification may be required.
• EPA certification (Universal or both Type I and Type II) required at hire or obtained within six months through company-provided training.
• Ability to speak, read, and write English for safety and productivity.
• Over five years of experience to be fully familiar with required techniques, equipment, systems, and work routines.
• Proficiency in painting, plumbing, electrical, appliance repair, carpentry, landscape quality control, and irrigation repairs.
• Strong organizational skills to prioritize daily schedules and meet property demands.
• Ability to work independently, solve problems, and transfer knowledge to team members.
• Willingness to learn industry-leading technology for efficient service.

Qualifications

• Use of mathematics with analytical application of drawings, manuals, and schematics.
• Experience with precision measuring instruments (gauges, meters, electrical testers).
