About the Role
We are seeking a full-time Maintenance Manager to join our team at Nob Hill Apartments, a professionally managed multi-family housing community in Syracuse, NY. This role involves assessing and prioritizing maintenance work, supervising staff, and ensuring the property operates efficiently and safely.
Responsibilities
- Assess and prioritize all maintenance work, including establishing daily work schedules and ensuring quality.
- Supervise vacant apartment make-ready procedures and staff productivity through routine inspections.
- Recommend and manage supplies, materials, and equipment orders.
- Evaluate maintenance operations for cost efficiency and notify management of potential issues.
- Maintain working knowledge of all utility sources and supply lines.
- Conduct regular property inspections and handle emergency situations, communicating details to management.
- Assist with scheduling and status updates for units under renovation.
- Establish and maintain preventative maintenance programs within budget guidelines.
- Assist with budget preparation based on scope of work and resource requirements.
- Hold quarterly meetings with maintenance staff to review safety, organization, training, and policies.
- Perform annual maintenance inspections and schedule service for equipment and facilities (e.g., pools, fitness centers, playgrounds).
- Manage capital projects, including developing project schedules, providing updates, and utilizing industry best practices.
- Negotiate contracts with vendors and suppliers.
- Enforce health and safety regulations according to state/federal laws and company protocols.
- Supervise Maintenance Supervisor, Lead Maintenance Technician, Maintenance Technician(s), and Porter(s).
Requirements
- High School Diploma or equivalent; relevant work history.
- 5–10 years of experience in residential property maintenance preferred.
- Working knowledge of electrical, plumbing, HVAC, carpentry, and heating systems.
- Ability to stand/walk for 8–10 hours, lift up to 50 pounds, and perform physical tasks such as bending, stooping, and reaching.
- Willingness to work indoors and outdoors in various weather conditions and environments.
- Potential exposure to paints, cleaning agents, chemicals, and other irritants.
- Demonstrated integrity, exceptional communication, and problem-solving skills.
- Ability to work respectfully with diverse individuals and maintain good work and safety habits.
Pay
$80,000 per year.
Schedule
Full-time; Monday–Friday, 8:00 AM–5:00 PM (evenings and weekends as needed for emergency maintenance).
