Maintenance Manager
for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). We need to include sections only when posting has real specific content. We have:
- Description: company overview, mission, etc. Could be "About the role" maybe includes description of role. But we have a separate "The Position:" paragraph describing role. So we could put that under "About the role". Or we could put under "Responsibilities". But we have separate Responsibilities & Duties section.
Thus sections:
- About the role: includes description of Tailwind Group, commitment, etc., and The Position paragraph.
- Responsibilities: list from Responsibilities & Duties.
- Requirements: list from Requirements.
- Benefits & Perks: list from Benefits & Perks.
- Pay: compensation range.
- Schedule: schedule description.
We must not include sections with filler like "not specified". We have actual content for each.
We must not repeat job title as heading. Not include Job ID.
We must remove boilerplate: EEO, notice to third party agencies, visa sponsorship, equal opportunity, etc. Also remove "To learn more about our core values..." link? That's not boilerplate but maybe considered extra; but it's substantive? It's a link to learn more about core values; could be considered part of About the role? Might keep but it's not essential. The instruction: remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions. The link is not boilerplate; it's a reference. Could keep but maybe it's not needed. Safer to keep? It's not required. Might be considered extra but not prohibited. I'd keep it as part of About the role maybe.
We must preserve ALL substantive information; do not invent or summarize away detail. So we need to keep all details from each section.
We need to format lists with - . For prose use
.
We need to avoid creating sections with placeholder text.
Let's extract content.
About the role: combine company description and The Position paragraph.
Company description: "Tailwind Group is a top twenty owner and manager of off-campus student housing and brings a wealth of knowledge to the industry. We are committed to creating and sustaining a workplace culture that is second to none. We strive to fight for the highest possible good of the people that matter most, including our team members! A successful Maintenance Manager will provide exceptional customer service, be organized and innovative in their approach, and understand this role is critical to the function and reputation of the property."
Also property description: "The Property: Overlook Norman is a garden-style student housing community in Norman, Oklahoma, designed to serve students attending the University of Oklahoma. Benefits & Perks: list: "Medical, Dental, & Vision Insurance for employees and their families Vacation and Sick Time + 12 Paid Holidays 401(k) with company matching On-the-job training and career development Paid Parental Leave"
Note there is a missing space: "Vacation and Sick Time + 12 Paid Holidays401(k)" but we can interpret as separate items: Vacation and Sick Time + 12 Paid Holidays; 401(k) with company matching. We'll keep as given but maybe split.
Responsibilities & Duties: list items:

Knowledge, Skills, & Abilities: This could be considered Skills section. The instruction includes Skills as possible heading. We have a "Knowledge, Skills, & Abilities" bullet list. We could treat that as Skills section. Or we could merge into Requirements. But we have separate Requirements already. The instruction says use headings like Skills. So we can create a Skills section for the Knowledge, Skills, & Abilities list.
Thus sections:
- About the role (company + position + property)
- Responsibilities
- Requirements
- Skills (Knowledge, Skills, & Abilities)
- Benefits
- Pay
- Schedule
We must not include sections with filler. All have content.
Now format.
We need to output only HTML fragment, no /. Use
for each heading. Use
for prose paragraphs. Use
- for lists.
We must preserve all substantive information. Ensure we don't lose any details.
Let's craft.
First, About the role: Could be multiple paragraphs. We'll combine company description, The Position, Property description into maybe two paragraphs.
Paragraph1: company description.
Paragraph2: The Position paragraph.
Paragraph3: Property description.
We could also include the link? Might omit to keep concise but it's substantive. I'd include as a paragraph with link.
But the instruction: preserve ALL substantive information; do not invent or summarize away detail. So we should keep the link. So include a paragraph with the link.
Thus About the role will have several
elements.
Now Responsibilities:
Responsibilities
then with each duty as - . Need to preserve sub-bullets like "Lead maintenance efforts relating to the annual turnover and make-ready process including:" then sub-items. We can keep as a single
- containing the lead sentence and then a nested
for sub-items. That's acceptable.
Similarly for other items.
Now Requirements: Requirements
with each requirement.
Skills: Skills
with each knowledge/skill/ability.
Benefits: Benefits
with each benefit.
Pay: Pay
with compensation range text.
Schedule:
Schedule
with schedule text.
Now ensure we didn't include any boilerplate like EEO, notice to third party agencies, visa sponsorship, equal opportunity, etc. Remove those lines.
Also remove duplicated lines: there may be duplicate sentences? Not seeing.
Now produce HTML.
Let's craft.
Check for any missing info: The description also includes "This position is not eligible for Visa sponsorship at this time." That's boilerplate/visa sponsorship, should be removed. Also "Tailwind Group is an Equal Opportunity Employer." Remove. Also "Notice to Third Party Agencies: We are not accepting resumes from recruiters or employment agencies for this position." Remove.
Also "To learn more about our core values and mission, check out: http://thetailwindgroup.com/." Keep.
Also "A complete list of responsibilities and duties can be provided during the interview process." That's maybe application instruction? It's not exactly instruction but could be considered filler. It's not a substantive duty; it's about interview process. Might be considered boilerplate? It's not EEO but it's about interview. The instruction says remove application instructions. This line is about interview process, could be considered application instruction. Safer to remove.
Also "This role is based fully in-person and requires daily onsite presence." That's substantive about work location; we should keep. Where to place? Could be in About the role or Schedule? It's about work location. Could add a paragraph in About the role after property description.
Also "Minimal travel required, limited to occasional company events or as needed." That's also substantive; could be in About the role or Requirements? It's about travel. Could add a paragraph in About the role.
Also "Ability to pass a criminal background check." That's in Knowledge, Skills, & Abilities list; we keep.
Now ensure we didn't miss any bullet from Knowledge, Skills, & Abilities:
List:
- Ability to troubleshoot and find innovative solutions to maintenance issues.
- Exceptional customer service and communication skills.
- Proven experience with hands-on training and development of team members.
- Basic computer skills, including the ability to use property management software, email, and mobile devices to receive, assign, and complete work orders.
