Maintenance Lead → Maintenance Supervisor

Role Overview The Maintenance Lead oversees and performs maintenance tasks to ensure properties are safe, functional, and well-maintained. This position involves leading daily maintenance activities, supervising staff, coordinating vendor work, and completing preventive maintenance and repairs in line with company standards. The role supports multiple properties, focusing on resident satisfaction, safety, and operational efficiency. Key Responsibilities Perform routine and emergency repairs including HVAC, plumbing, electrical, carpentry, and appliances.Coordinate apartment turns and conduct exterior maintenance such as roof, parking lots, and recreational areas.Support grounds maintenance activities like snow removal and trash pickup.Lead and supervise maintenance staff, assign work, monitor performance, and support training.Manage vendor relationships, schedule work, and oversee budgets and inventory.Ensure compliance with safety regulations and conduct inspections with regulatory agencies.Complete logs, participate in trainings, and maintain confidentiality of resident and company information. Qualifications & Skills High school diploma or equivalent.4+ years of maintenance experience, supervisory experience preferred.Knowledge of building systems (HVAC, plumbing, electrical).EPA, CPO, or Special Engineer’s License preferred; valid driver’s license required.Experience managing vendors, budgets, and inventory.Strong leadership, troubleshooting, project management, and safety compliance skills.
