Maintenance Director Status: Full-time Schedule: TBD Wage: $27 - $29 / hour Location: Avamere at Englewood Heights 3710 Kern Rd; Yakima, WA 98902 Apply at www.TeamAvamere.com Job Summary As a Maintenance Director in a skilled long-term care, assisted living, independent living and or memory care community, you'll lead the maintenance department, overseeing all facility operations, ensuring compliance, and maintaining a safe and comfortable environment for residents and staff through preventative and reactive maintenance programs. Essential Duties And Job Responsibilities Oversee the daily operations of the maintenance department, including hiring, training, supervising, and evaluating maintenance staff and contractors. Ensure the facility complies with all relevant codes, regulations, and company policies to provide a safe and comfortable environment for residents and staff. Develop and implement comprehensive preventive maintenance projects/programs for all equipment, systems, and facilities. Respond effectively to maintenance requests, ensuring prompt and efficient repairs and addressing emergency situations. Monitor and maintain the quality of maintenance work and ensure adherence to standards and procedures. Develop and manage the maintenance department budget and inventory of supplies and equipment. Ensure adherence to local, state, and federal regulations, including building codes, OSHA, EPA, and fire safety codes. Maintain accurate records of all maintenance activities, including inspections, repairs, and maintenance schedules. Serve as a point of contact for staff, residents, and external vendors regarding maintenance issues. Manage the lifecycle of facility equipment, including scheduling replacements and repairs. Inspect and maintain all building systems, including plumbing, HVAC, electrical, and mechanical systems. Manage relationships with and oversee the work of contractors, ensuring quality and timely completion of projects. Develop and implement safety programs for the maintenance department, including emergency preparedness and hazard communication. Inspire and motivate the maintenance team, fostering a culture of teamwork and professionalism. Identify and resolve maintenance issues effectively, ensuring minimal disruption to operations. Work collaboratively with other departments to ensure the smooth operation of the facility. Upkeep of all interior and exterior areasInstallation of new equipment, fixtures, etcMaintenance of all associated equipment, machines, and toolsMaintenance or replace locks on all doors, gates, etc. Maintenance and monitor CCTV cameras, alarms, and emergency call systems across common areas, entrances, and exitsRoutinely inspect community property for potential hazards, such as spills, fire risks, broken handrails, or water leaksRespond to community emergencies, including fires, severe weather, floods, and hazardous materials incidents. Lead evacuation efforts when necessary. Check and maintain life safety equipment such as fire extinguishers, emergency lights, and fire alarms in accordance with OSHA regulationsOrdering and inventory of all maintenance supplies and materialsAssist in establishing and maintaining a preventive maintenance programEnsure compliance with fire and safety codesInteract with fire, building and safety inspectorsRespond to and be available for emergency callsEnsure proper maintenance of the facility including carpentry work, grounds keeping, painting, equipment and HVAC systemsSupervise fire and safety programs and fire drillsRegularly inspect equipment, buildings and grounds to ensure a safe and comfortable environmentEnsure that personnel comply with Universal Precautions, proper waste disposal and inspection control procedures and safety rulesForecast needs of the department; order equipment and supplies as necessary; and maintain proper records of repairs, purchases and other expendituresAttend department head meetingsEnsure personnel receive proper training for infection control, the Hazardous Communication Program and Universal Precautions prior to workingPrepare for weather emergencies, ice/snow removal, landscaping and trash pickup. Perform all other duties as assigned Requirements Requirements and Qualifications 3+ years' experience with maintenance of a building such as a long-term care, apartment complex or business facilityPrefer maintenance leadership and/or management experience.
